December 9,2016 <br /> 3313 Oakes Avenue,Everett,WA Job No. 16-0659 <br /> The western building would be comprised of a duplex consisting of two stories over a full <br /> basement that would daylight to the east. The basement would have a proposed floor <br /> elevation of 138 feet. The footprint of the proposed building would be set back at least 5 <br /> feet from the northern and southern property lines. Based on the topographic <br /> information provided to us, cuts of up to 6 feet below ground surface (BGS) would be <br /> required to reach the planned excavation bottom for this building. The eastern building <br /> would be comprised of a single residential unit consisting of two stories with no <br /> basement. This building would also have a proposed main floor elevation of 138 feet. <br /> Based on the topographic information provided to us, cuts of up to 3 feet are anticipated <br /> to reach the planned excavation bottom for this building. We expect that both proposed <br /> residential buildings would be wood-framed and utilize shallow conventional foundations <br /> such as continuous and spread footings. <br /> A new driveway would extend into the subject property from its northeast corner. The <br /> new driveway would terminate at the center of the subject property. We understand that <br /> the owner of the subject property also owns the adjacent property to the north. <br /> Short, landscape block walls would be constructed along the northern and southern <br /> ends of the driveway/parking area. The design of these walls is outside of the scope of <br /> this report. <br /> SITE CONDITIONS <br /> This section discusses the general surface and subsurface conditions observed at the <br /> project site at the time of our field investigation. Interpretations of the site conditions are <br /> based on the results of our review of available information, site reconnaissance, <br /> subsurface explorations, laboratory testing, and our experience in the project vicinity. <br /> General Geologic Conditions <br /> Geologic information for the project site was obtained from the Geologic Map of the <br /> Everett 7.5-minute Quadrangle, Snohomish County, Washington (Minard, 1985), <br /> published by the U.S. Geological Survey. Based on our review of this map, the site <br /> appears to be underlain by till (Qvt). <br /> The till is locally referred to as Vashon till or hardpan. It is a nonsorted mixture of clay, <br /> silt sand, pebbles, cobbles, and boulders. The hardpan is largely a result of compaction <br /> by the great weight of the overriding ice which was about 1,000 m in thickness. The <br /> poor sorting generally reflects mixing of the materials that are overridden and <br /> incorporated into the ice. <br /> The native soils encountered in our explorations are generally consistent with the <br /> published geologic information and our experience projects in the nearby vicinity of the <br /> subject site. <br /> Surface Conditions <br /> The rectangular-shaped subject property occupies approximately 50 feet of frontage <br /> along the eastern side of Oakes Avenue, just south of downtown Everett, Washington. <br /> The property measures approximately 120 feet in the east-west direction.
