STORMWATER SITE PLAN May 10,2017 <br /> OAKES AVENUE APARTMENTS PAGE 9 <br /> I <br /> MR2: CONSTRUCTION STORMWATER POLLUTION PREVENTION <br /> This Stormwater Site Plan has been prepared for the Oaks Avenue Apartments located at 3313 <br /> Oakes Avenue in Everett, on parcel 00439079400700, see Figure 1: Vicinity Map. <br /> The construction site has the following characteristics: <br /> New or Replaced Non Pollution Generating Impervious: 2,930 sf <br /> New or Replaced Pollution Generating Impervious Surface: 1,980 sf <br /> Total New+ Replaced Impervious: 4,910 sf <br /> Replaced impervious hardscape: 1,200 sf <br /> Impervious converted to landscape -200 sf <br /> Disturbed Area: 0.16 ac, including frontage <br /> Soil Type: Vashon Till <br /> Average Slope: <5% <br /> Critical Areas: None <br /> 1. CONSTRUCTION STORMWATER POLLUTION PREVENTION ELEMENTS <br /> A Construction Storm water Management Plan has been prepared as part of the construction <br /> drawings and is submitted for review and approval by the City of Everett. The 12 Required <br /> Elements are addressed as follows: <br /> Element#1: Mark Clearing Limits <br /> The construction plans delineate the limits of the clearing for the site. These will be located in <br /> the field prior to clearing taking place. <br /> Element#2: Establish Construction Access <br /> A construction access is provided. <br /> Element#3: Control Flow Rates <br /> The ultimate storm system shall be places as early in the construction sequence as practicable <br /> and may be used to control flows. <br /> Element#4: Install Sediment Controls <br /> The construction sequence lists the schedule for installation of erosion control measures. <br /> Element#5: Stabilize Soils <br /> In planting areas the exposed soils will be stabilized per the Landscape Plan prepared for the <br /> project. The building and parking shall stabilize most of the site.
