STORMWATER SITE PLAN May 10,2017
OAKES AVENUE APARTMENTS PAGE 10
Element#6: Protect Slopes
There are no natural, steep slopes on the site. A building is proposed within 5ft of the property
line with excavations approximately 7ft deep. Temporary cut slopes steeper than 1H:1V shall be
shored. There are no permanent slopes expected. Utility trenching will exist but is not expected
to be exposed any longer than necessary.
Element#7: Protect Drain Inlets
Local catchbasins subject to potential runoff from disturbed areas will be protected with filter
inserts.
Element#8:Stabilize Channels and Outlets
A temporary swale may be used for construction stormwater routing and management.
Sediment free discharge may be pumped to the existing catch basin in the southeast corner of
the northern adjacent lot. Reroute discharge to on-site storm system as practicable. Stabilize
temporary swales with wattles, check dams and as necessary to trap sediment.
No other channels or outlets are proposed on this project; no discharge to offsite channels is
proposed.
Element#9: Control of Pollutants
All pollutants, including waste materials and demolition debris, that occur onsite shall be
handled and disposed of in a lawful manner that does not cause contamination of stormwater
runoff. Good housekeeping and preventative measures shall be taken to ensure that the site is
kept clean, well organized, and free of debris. If required, bmps to be implemented to control
specific sources of pollutants are discussed below.
Vehicles, construction equipment, and/or petroleum product storage/dispensing:
• All vehicles, equipment, and petroleum product storage/dispensing areas shall be
inspected regularly to detect any leaks or spills, and to identify maintenance needs to
prevent leaks or spills.
• On-site fueling tanks and petroleum product storage containers shall include secondary
containment.
• Spill prevention measures, such as drip pans, shall be used when conducting
maintenance and repair of vehicles or equipment.
• In order to perform emergency repairs on site, temporary plastic or other appropriate
barrier shall be placed beneath and, if raining, over the vehicle.
• Contaminated surfaces shall be cleaned immediately following any discharge or spill
incident.
P:\Work(Sharefle)\Projects,2016\16-208 Rainier Building Co\CE\i)OCS\i)rain\2017 05 10 16-208 Oakes Drain Rpt.doe
