STORMWATER SITE PLAN May 10,2017 <br /> OAKES AVENUE APARTMENTS PAGE 12 <br /> Sanitary wastewater: <br /> • Portable sanitation facilities shall be firmly secured, regularly maintained, <br /> and emptied as necessary. <br /> • Solid waste shall be stored in secure, clearly marked containers. <br /> Other: <br /> Other BMPs shall be administered as necessary to address any additional <br /> pollutant sources on site. <br /> Element#10: Control De-Watering <br /> Five test pits were excavated to refusal, resulting in depths of 2.5 (at former building footings) <br /> to 7ft. No indication of groundwater seepage was encountered in the test pits explored. <br /> However, perched water may be discovered during winter or wet weather construction. Site <br /> soils are sensitive to wet weather work. If wet weather work is expected, see Geotech report <br /> for recommendations. Any dewatering will be directed to an on-site sump or pre- <br /> manufactured settling system to allow for settlement of suspended solids. <br /> Element#11: Maintain BMPs <br /> Notes for the maintenance of erosion control facilities are included on the construction plans. <br /> Element#12: Manage the Project <br /> The project shall be subject to seasonal work limitations, site inspection and monitoring as <br /> required by the City of Everett. Erosion control monitoring and supervision will be managed by <br /> the contractor. With less than 1 acre of exposed surface, a Certified Erosion and Sedimentation <br /> Control Lead is not required. <br /> 2. PROJECT DESCRIPTION <br /> The project creates three residential apartments as one two-unit building and a single-unit <br /> building, each with garages, a common drive courtyard and walkways, see Figure 2: Developed <br /> Conditions, or see full plan set for more detail. <br /> 3. EXISTING SITE CONDITIONS <br /> The 6,000 sf (0.14 ac) site previously contained a single family residence with an associated <br /> driveway and walkways for a total of approximately 1,200 sf of hardscape. The former home <br /> and driveway was partially demolished in or about 2007, and the vertical foundation was <br /> incompletely removed sometime in 2012. Currently, the site is vacant an appears nearly level <br /> west 2/3 of the lot, and a eastern remainder of the lot that falling at about 14% to a retaining <br /> wall with an alley below.
