STORMWATER SITE PLAN May 10,2017 <br /> OAKES AVENUE APARTMENTS PAGE 13 <br /> 4. ADJACENT AREAS <br /> As illustrated in Figure 3, Existing Conditions, the site is situated in an area that contains <br /> residential and business buildings. The neighbor to the south is a residential home, the north <br /> property is commercial. The adjacent east neighbors across the alley are residential, and the <br /> properties across Oakes to the west are also residential. <br /> 5. CRITICAL AREAS <br /> None. <br /> 6. SOILS <br /> A geotechnical report prepared for the site by GeoTest, Inc. dated December 09, 2016 and <br /> describes the soil as Vashon Till. A total of five test pits were explored to generally discover a <br /> thin layer of loose organic duff over Vashon Till. No seepage was observed in any of the test <br /> pits but seepage due to perched flow may be expected during wet weather construction. The <br /> geotech report and NRSC soil data are attached in the appendix. <br /> 7. POTENTIAL EROSION PROBLEM AREAS <br /> There are no potential problem areas on this site. <br /> 8. CONSTRUCTION SEQUENCE& PHASING <br /> 1. Attend preconstruction meeting with the City of Everett, site engineer, contractor and <br /> owner. • <br /> 2. Call 811 for underground locates. <br /> 3. Delineate project limits in field with High Visibility Fencing and/or Silt Fence as <br /> appropriate. <br /> 4. Install construction entrance and Temporary Erosion Control Measures. Refer to the <br /> erosion control notes in the SWPPP and on the plans for control of pollutants. <br /> 5. Conduct demolition and clearing. <br /> 6. Perform rough grading. Continue to monitor and repair/replace erosion control <br /> measures throughout the length of the project. <br /> 7. Install utility systems. <br /> 8. Begin building construction. <br /> 9. Finalize walks around the building, complete paving of drive aisles. <br /> 10. Install plantings per the landscape plan. <br /> 11. Seed and mulch any other exposed soils disturbed by construction activity. <br /> 12.
