Task 1: Define and map the study area <br /> The project study area includes the project site itself, with no tributary upstream basin, and a downstream <br /> flow path for a distance of'A-mile. <br /> Task 2: Review all available information on the study area <br /> FEMA identifies the project site on Flood Insurance Rate Map (FIRM) 53061C1100E, and is located not <br /> within a Flood area. <br /> Per the United States Department of Agriculture NRCS Web Soil Survey, site soils are Alderwood Urban <br /> Land Complex, 2 to 8 percent slopes. <br /> Task 3: Field inspect the study area <br /> The current parcel is 8,941 s.f.; the proposed duplex lot is covered with soil and gravel, with some grass. <br /> There are no trees or shrubs. There is an existing garage that will be demolished as a part of the <br /> proposed construction of a new garage and driveway for the adjacent existing house. There are no <br /> wetland and/or associated buffers located on the Proposed Lot. The proposed lot boarders and takes <br /> access from Pinehurst Avenue along the south property line, and boarders other adjacent parcels along <br /> the west, north and east property lines. <br /> Task 4: Describe the drainage system, and its existing and predicted problems <br /> No significant problems were identified during the onsite investigation. The topography of this site slopes <br /> from the north to the south. There are no wetlands and/or associated buffers located on this site. <br /> The drainage basin and downstream analysis can be found in Appendix 1C.
