r a <br /> r . <br /> ORDINANCE NO. 3 27'.-53].J ._ <br /> li <br /> I I <br /> AN ORDINANCE amending Title 15. 04, City Code of the City of <br /> Everett, known as Ordinance No. 3572, entitled "An Ordinance regulating <br /> { and restricting the location and use of buildings and land within the City <br /> of Everett; limiting the height of buildings; prescribing building lines and <br /> { size of yard and other open spaces; providing for the division of the City <br /> into use zones; creating a Board of Adjustment; and providing for <br /> penalties for violation of the Ordinance" by amending Sections 15. 04. 050, <br /> 15. 04. 090, 15. 04. 110, and 15 . 04. 140 of the Everett City Code dealing <br /> with zoning. <br /> WHEREAS, the City Council of the City of Everett, upon a <br /> recommendation of the Planning Commission of the City of Everett, has <br /> determined after public hearing, that said amendments are in harmony <br /> with the Comprehensive Plan of Land Use for the City, and the City <br /> ii Council having determined that said amendments are required by public <br /> interest in furtherance of the purpose of the act, <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1: That Section 15. 04. 050, City Code of the City of Everett, <br /> is amended to read as follows: <br /> 15. 04. 050 General provisions -- Land use. <br /> { <br /> No building, structure or premises shall hereafter be used or occupied <br /> and no building or part thereof or structure shall be erected, raised, <br /> moved, reconstructed, extended, enlarged, or altered, except in conformity <br /> with the regulations herein specified for the zone in which it is located. <br /> No lot, yard, off-street parking or loading area or other open space <br /> existing on or after the effective date of this chapter shall be reduced in <br /> area or dimension below the minimum required by this chapter, nor shall <br /> any existing lot, yard, off-street parking or loading area less than the <br /> minimum required by this chapter be further reduced, nor shall any <br /> required open spaces be used as the required lot area, yard, off-street <br /> parking or loading area for another structure or building. <br /> f; f <br /> { Except as otherwise provided herein, only one main residential <br /> building shall be located on any lot, provided further that living and/or <br /> sleeping quarters, temporary or permanent, in any building other than the <br /> main residential building is prohibited including such uses as guest houses <br /> and guest rooms. <br /> Section 2: That Section 15. 04. 090, City Code of the City of Everett, <br /> is amended to read as follows: <br /> 15. 04. 090 R-2 Single Family High Density Residence Zone <br /> A.
