ORDINANCE NO. 3 27'.-53].J ._ li I I AN ORDINANCE amending Title 15. 04, City Code of the City of Everett, known as Ordinance No. 3572, entitled "An Ordinance regulating { and restricting the location and use of buildings and land within the City of Everett; limiting the height of buildings; prescribing building lines and { size of yard and other open spaces; providing for the division of the City into use zones; creating a Board of Adjustment; and providing for penalties for violation of the Ordinance" by amending Sections 15. 04. 050, 15. 04. 090, 15. 04. 110, and 15 . 04. 140 of the Everett City Code dealing with zoning. WHEREAS, the City Council of the City of Everett, upon a recommendation of the Planning Commission of the City of Everett, has determined after public hearing, that said amendments are in harmony with the Comprehensive Plan of Land Use for the City, and the City ii Council having determined that said amendments are required by public interest in furtherance of the purpose of the act, NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: Section 1: That Section 15. 04. 050, City Code of the City of Everett, is amended to read as follows: 15. 04. 050 General provisions -- Land use. { No building, structure or premises shall hereafter be used or occupied and no building or part thereof or structure shall be erected, raised, moved, reconstructed, extended, enlarged, or altered, except in conformity with the regulations herein specified for the zone in which it is located. No lot, yard, off-street parking or loading area or other open space existing on or after the effective date of this chapter shall be reduced in area or dimension below the minimum required by this chapter, nor shall any existing lot, yard, off-street parking or loading area less than the minimum required by this chapter be further reduced, nor shall any required open spaces be used as the required lot area, yard, off-street parking or loading area for another structure or building. f; f { Except as otherwise provided herein, only one main residential building shall be located on any lot, provided further that living and/or sleeping quarters, temporary or permanent, in any building other than the main residential building is prohibited including such uses as guest houses and guest rooms. Section 2: That Section 15. 04. 090, City Code of the City of Everett, is amended to read as follows: 15. 04. 090 R-2 Single Family High Density Residence Zone A. DECLARATION OF PURPOSE: The purpose and function of the R-2 zone is to provide for and protect certain areas of the city for single-family residential uses designed to jmeet building and living standards of the recent past. `j it j
