I
Drew Martin
From: Drew Martin
Sent: Thursday, February 4, 2021 2:28 PM
To: 'rusty.cutner@rockpmservices.com'
Subject: City of Everett Permit Services: 1130 West Marine View Drive (B2101-057) - First
Building Intake Review
Hello Mr. Cutner,
Your application has been received and a permit set up. However, the submitted documents are not sufficient
for us to perform a review at this time. Revised construction-level documents need to be submitted for
review. Information is attached to provide guidance. Preliminary comments are provided below to assist in
revising the drawings, but these are not intended to provide a comprehensive review.
1. The project involves work on an existing building and should comply with the requirements of the 2015
IEBC. The code should be listed on Sheet A-000. The documents should indicate the compliance
method. The comments herein are based on the Work Area Method per Chapter 5.
2. The drawings appear to potentially be developed using recycled drawings from a previous project. If
this is correct, new drawings should be produced that are specific to this project.
3. The drawing do not appear to be printed to the drafted scale. The printed drawings should be sized for
the stated scales.
4. The drawings should include a key plan indicating the location of the work area in the building.
5. The drawings generally appear to shoW the final condition of the building. Drawings showing the
existing conditions and the proposed demolition should be provided.
6. The drawings have not been prepared using standard drafting practices to delineate between new and
existing construction and should be revised.
7. The plans appear to include the construction of new walls. Details for the wall construction including
top and bottom connections to the supporting structure should be provided. The walls and
connections should be designed for a minimum out-of-plane loading of 5 psf.
8. The partial plans provided on the 200-series sheets are oversized and do not provide useful
information. It is recommended that these be removed, or reduced and revised to show information
that is not provided in the plans.
9. Exit signage is required to provide a back-up power system with a minimum 90-minute duration.
10. The plans on Sheets A-001 and A-100 have inconsistencies, such as but not limited to the position of
the bathroom door in the existing warehouse. The plans should be reviewed and revised as needed.
11. The proposed work requires compliance with the accessibility requirements of ICC A117.1-09. The
drawings do not provide sufficient information to satisfy the requirements. Apparent inaccessible areas
include but are not limited to:the existing bathrooms, the existing break room, the room adjacent to
the existing break room, and the parking.
12. The building involves at least a Level 2 modification per IEBC Chapter 8. Accessibility improvements
per Section 705.2 are required. Documentation substantiating_compliance with this section are
required.
13. Exhaust fans are required in all restrooms.
14. The plan on Sheet A-100 appears to show a new canopy above the east exterior door for the
warehouse. Details and calculations for the canopy are required. Note that the canopy is not shown in
available aerial photography of the building.
i
