Accessibility <br /> 1. Based on the level of compliance required, the entrance into the clubhouse, for which <br /> the accessible route is being provided, should be shown on the drawings. <br /> a) Please provide a section through the clubhouse threshold and the exterior landing. <br /> A floor or landing should be shown at the same elevation on either side of the door, <br /> per IBC section 1008.1.5, not to exceed the threshold requirements of ICC A117.1- <br /> 2003 sections 303.2 and 303.3. <br /> 2. Based on the level of compliance required, the accessible route should be shown in its <br /> entirety on the architectural site plan drawings, with details referenced to the plans, for <br /> the pedestrian and vehicular access site points to the accessible building entrances <br /> served, per IBC section 1104.1. This may include the following: <br /> a) The dimensions of the van accessible parking stall and access aisle should be shown <br /> on the drawings. Please clarify on the drawing that the overall dimension of the <br /> parking area is 16'4' or greater, and that the dimensions of the van accessible <br /> parking space(s), car accessible space (s), and access aisle meet the minimum <br /> requirements, per IBC section 3411.4.2 (4). <br /> b) The location of the van accessible signage should be shown on the drawings, per <br /> IBC section 3411.4.2 (3). <br /> c) The calculations for the number of required accessible parking spaces should be <br /> shown on the drawings, per IBC section 1106.1. <br /> d) Ramps should be shown with level landings, at the top and bottom of standard <br /> ramps, per ICC A117.1-2003 section 405.7, or at curb ramps per ICC A117.1-2003 <br /> section 406. <br /> e) Ramp rise should be shown on the drawings to meet the maximum rise of 30 inches, <br /> per ICC A117.1-2003 section 405.6, where it is part of the accessible route, per IBC <br /> section 1104.2. <br /> f) Please reference detail 2 on sheet A1.2 at all conditions where it occurs on the <br /> architectural site plan. Within the property line, ramp and stairway handrail <br /> extensions should be shown on the drawings for the accessible route, per IBC <br /> section 1012.6, when they are part of the accessible route, per IBC section 1104.2. <br /> Applicable codes include the 2009 International Building Code (IBC), the 2009 International Fire <br /> Code (IFC), the 2009 International Mechanical Code (IMC), the 2009 Washington State Energy <br /> Code (WSEC), as amended by the by the State of Washington and adopted by the City of <br /> Everett. The current IBC referenced standard for accessible design is the 2003 Accessible and <br /> Usable Buildings and Facilities A117.1-2003 (ICC/ANSI). Federal ADA regulations and standards <br /> may be more restrictive. <br /> These comments address building issues only. Revisions or additions may be required by other <br /> departments (such as Utilities, Planning or Fire).
