As part of the Docket Request process, site information was analyzed for potential impacts <br />associated with future development if the request were to be approved. Utility and transportation <br />information was also completed on the potential of a future site development. Research for this <br />application determined that a future subsequent multi -family development proposal would <br />increase demands on transportation and/or public services and utilities. Those results were <br />studied and are detailed within this Environmental Checklist. Zoning Trip Generation <br />information on transportation impacts was conducted to provide additional mforrnation for th i s <br />non -project action. <br />Proposed measures to reduce or respond to such demand(s) are: <br />There are no proposed measures to reduce or respond to such demands as a part of this Docket <br />Request application. A Development Agreement is proposed for the entire site to ensure that <br />historic design features and project components enhance and compliment the neighborhood. A <br />future development proposal would be subject to required studies and potential mitigation of <br />impacts in accordance with the rules and regulations at the time of the proposal. Transportation <br />information was provided as a gauge for potential impacts related to a future development <br />application. As indicated in the Environmental Checldist, Housing Hope does not intend to build <br />out the site as allowed by the R-3 zoning, but instead there would be no more than 50 units. This <br />allows transition from the higher adjacent densities (R-3 and R-4) allowed to the north, east and <br />south of the property. <br />7. Identify, if possible, whether the proposal may conflict with local, state, or federal laws or <br />requirements for the protection of the environment. <br />The proposed Docket Request is to amend the Comprehensive Plan — Land Use Map and provide <br />a consistent implementing zone on the eastern portion of the Subject Site (and remove the Historic <br />Overlay on the rezoned area). There would be no conflict with local, state or federal laws or <br />requirements for the protection of the environment as a result of the amendment request for a <br />change to the map and rezone. The site is already developed with an informal field and the request <br />provides consistency with the regulations and laws with a future permit application review. A <br />Development Agreement is proposed for the entire site to ensure that historic design features and <br />project components enhance and compliment the neighborhood.
