Staff Report REVV 20-001 <br /> Response: The proposed designations of Commercial Mixed-Use and <br /> Multiple Family High-Density would promote more density along <br /> Evergreen Way and are consistent with designations in the vicinity. <br /> This is consistent with the Evergreen Way Subarea Plan. <br /> 5. Should the proposed land use designation be applied to other <br /> properties in the vicinity? The reasons for changing the land use <br /> designation of a single site as requested does not constitute a grant of <br /> special privilege to the proponent or a single owner of property. <br /> Response: Rucker Avenue is a logical boundary separating Multifamily <br /> from Single Family at this time. The steep ravine to the south and <br /> steep slope to the west form a natural divide separating these <br /> proposed higher density uses from the existing single family <br /> neighborhood. The proposed land use designations will help <br /> implement the planned densification of this portion of Evergreen <br /> Way. <br /> 6. What impacts would the proposed change of land use designation <br /> have on the current use of other properties in the vicinity, and what <br /> measures should be taken to assure compatibility with the uses of <br /> other properties in the vicinity? <br /> Response:As single family uses in this general area are redeveloped, it <br /> will be important to utilize development standards, including <br /> setbacks, building heights, off-street parking to help mitigate potential <br /> adverse impacts on the neighborhood. <br /> 7. Would the change of the land use designation sought by the <br /> proponent create pressure to change the land use designation of <br /> other properties in the vicinity? Would the change of land use <br /> designation be in the best long-term interests of the community in <br /> general? <br /> Response: More housing is needed for the City's growing population <br /> and multiple family dwellings are now supported in areas like this that <br /> are served by bus rapid transit(Swift and Everett Transit) along <br /> Evergreen Way. <br /> Zoning Map Amendment Analysis: <br /> Site-Specific Rezone Criteria. (EMC 19.41.160) <br /> The review authority may approve an application for a site-specific <br /> rezone if: <br /> a.
