"Frontage" means the area between (and/or on)a building facade and the public right-of-way or the pavement of <br /> a public sidewalk. <br /> "Garage" means an accessory building constructed of at least three walls, designed or used for the shelter or <br /> storage of vehicles owned or operated by the occupants of the principal building. <br /> "Garage,private attached" means a portion of the principal building which is attached by a common wall or <br /> substantial roof structure to the principal dwelling designed or used for the storage or shelter of vehicles owned or <br /> operated by the occupants of the principal building. <br /> "Green roof' means an engineered roofing system that allows for the propagation of rooftop vegetation while <br /> maintaining the integrity of the underlying roof structure and membrane. <br /> "Lot" means an area of land established by plat,subdivision or as otherwise permitted by law to be used, <br /> developed or built upon in accordance with the provisions of the Unified Development Code. <br /> "Lot,corner" means a lot located at the junction of and fronting on two or more intersecting streets. <br /> "Lot,interior" means any lot which is not a corner lot. <br /> "Lot line" means a line of record that divides one lot from another lot or from a public or private street or alley. <br /> "Lot line,front" means the lot line dividing a lot from the street. On a corner lot, only the shorter lot frontage shall <br /> be considered as the front lot line.On a panhandle lot,the front lot line and setbacks shall be determined during <br /> the subdivision approval process,or, if not determined during subdivision review, shall be determined by the <br /> planning director. <br /> "Lot line,rear" means the lot line opposite and most distant from the front lot line. In the case of triangular or <br /> other irregularly shaped lots,an imaginary line ten feet in length located entirely within the lot, parallel to and at a <br /> maximum distance from the front lot line. <br /> "Lot line,side" means any lot line which is not a front or rear lot line. <br /> "Lot,panhandle" means a lot with access provided to the bulk of the lot by means of a narrow strip of land which <br /> does not meet the full frontage or width requirements of this title. <br /> "Lot,substandard" means a lot that does not meet minimum lot area and/or dimensional (lot width, lot depth <br /> and/or lot frontage) requirements of this title. <br /> "Manufactured home", "mobile home", "mobile home park subdivision", "manufactured housing subdivision", <br /> "mobile home park", "manufactured housing community" or"manufactured/mobile home community" has the <br /> same meaning as set forth in RCW 59.20.030. "Designated manufactured home"or"new manufactured home" <br /> has the same meaning as set forth in RCW 35.63.160. <br /> "Marquee" means a permanent roof-like structure or canopy of rigid material supported by and extending from <br /> the facade of a building. <br /> "Open space" means land area not covered by buildings, roads, driveway and parking areas, or outdoor storage <br /> areas,including, but not limited to, landscape areas,gardens,woodlands,walkways,courtyards or lawns,and <br /> outdoor recreation areas. Except as otherwise provided by this title,open space includes setback areas that meet <br /> the requirements defined in this title. <br /> "Open space,common" means private open space provided within a development which is provided for,and <br /> which is permanently accessible to, all residents/tenants of the development. <br /> "Open space,private" means a small parcel of land or outside area (deck, lanai, patio) immediately adjacent to an <br /> individual dwelling unit maintained by and for its residents and reserved exclusively for their use. <br /> Ch.19.04 Definitions 8 City Council Action(11/04/2020) <br />
