• • • • PROJECT DESCRIPTION • LOCATION • • The site address for Broadway Apartments project is 3214 Broadway Ave. Everett, WA 98201 • PROJECT OVERVIEW • • The proposed project will include one apartment building with one hundred forty(140) units.The • building will cover the entire project area. • EXISTING SITE CONDITIONS • • EXISTING DRAINAGE SYSTEM • Existing stormwater sheet flows across the site in the east direction and onto Broadway Ave.where it • flows into the city stormwater system. • EXISTING TOPOGRAPHY AND VEGETATION • • The project site consists of 6 parcels.The parcels were recently cleared within the past couple years. • Prior to clearing, the north portion of the site was an asphalt parking lot,there were gravel areas south • of the parking area.The project site also contained a house, a garage, and other miscellaneous small buildings with associated parking. • • ADJACENT AREAS • • To the north of the site, across 32nd Street is an apartment building. To the west of the site across the alley are residences and a church. To the south of the site is a couple of businesses, and further to the south, another apartment building. To the East of the site across Broadway Ave are offices. • • CRITICAL AREAS • No critical areas have been identified within the project area. • • SOILS • The geotechnical report from Earth Solutions NW, LLC is included in the Stormwater Site Plan in = Appendix 5. • EROSION PROBLEM AREAS • Potential on-site erosion control problems are not anticipated at this time.The Certified Professional in = Erosion and Sediment Control will be on-site or on-call during construction activities to identify any erosion control problems.
