The <br /> property is located on the South West corner of 32nd avenue and Broadway in the BMU zoning <br /> district and will be comprised of 15 studios, 55-1 bedrooms and 70-2 bedrooms apartments. This <br /> narrative includes a brief description of our new development and will help answer any initial <br /> questions. <br /> A recreational area located within the first level of Broadway will have direct access and <br /> frontage to Broadway. This area will provide space for leasing and building management staff to <br /> greet new and existing tenants as well as access to building amenities. The building tenants will <br /> have access to 2 elevators providing full service to recreational areas, all floors of garage parking <br /> and the 5 residential floors. We also provide an open space on the 3'd floor deck that is available <br /> to all tenants for a more private and relaxed setting. <br /> The majority of the site will be built close to the lot lines. Street trees along Broadway <br /> will be provided as per the ROW EMC 19.31A.040 subsection F.1 and a landscaped section is <br /> proposed for a portion of the property to the North of the building. Additional landscaping and <br /> site amenities will be provided at the main entrance on Broadway and on the 3'd floor deck. The <br /> garbage and recycling areas are internal to the building. Access to the garbage and recycling will <br /> be provided off the 2nd parking floor directly from the alley on the West side of the building. <br /> We have received updated will serve letters from Puget Sound Energy,Public Utility <br /> District and Comcast. Connection for sewer and storm is proposed for a new manhole on the <br /> NW corner of 32nd and Broadway and to bore beneath Broadway to connect to the existing <br /> - 1 - <br />
