The proposed building height <br /> is approximately 64 feet measured from the average base elevation. Show the building's height <br /> calculations in a table on the Site Plan and on the Building Elevations per the City of Everett's <br /> Building Height Handout. <br /> ❑ Building Setbacks. The following setbacks are zoning code standards and do not include other <br /> departmental requirements if a setback is needed to meet other City standards. Front: None. Side <br /> Interior:None.Alley:None. See 19.31A.030.C.2 for Ground Floor residential setbacks,if applicable. <br /> BMU Design Standards as provided by EMC 19.31A.040. <br /> a.) 0 Curb cuts. One curb cut is proposed off Broadway and is subject to approval by the city's <br /> traffic engineer. The sidewalk pattern shall carry across the driveway. <br /> b.) Q Alleys. <br /> c.) ❑ Parking lot lighting—Ornamental or decorative accent lighting should be used to highlight <br /> building and site entrances. <br /> d.) 0 Pedestrian connections. <br /> e.) 0 Street trees—spacing should be no greater than 30 feet on center. <br /> f.) ® Roof forms. The applicant proposes to modify the roof form design to allow a flat roof <br /> form with solar panels, outdoor open space and a parapet rather than a pitched roof fonn as <br /> required by 19.31A.040(G)(5). The flat roof concept with solar panels is approved subject to <br /> a final design review of the roof form at building permit review. To visually create a more <br /> prominent roof form for a flat roof and to meet 19.31.A.040(G)4 that prohibits flat <br /> unembellished rooflines, a suggestion includes adding a higher projecting parapet with <br /> cornice elements. Except for solar panels,all mechanical equipment must be in the basement <br /> or enclosed entirely within the roof form for screening purposes. Merely painting rooftop <br /> mechanical equipment or surrounding it with fencing shall be prohibited. <br /> g.) El Building design — massing/articulation. The building shall include articulation along <br /> Broadway. Horizontal facades longer than 100 feet shall be modulated above ground level <br /> into smaller units at intervals of no more than 25 feet. Show and call out which two methods <br /> shall be used from this category on the plans. <br /> h.) ®Building design—prominent entrances.One element from each group(A,B,C)is required. <br /> Show and call out which elements are being proposed from each group on the plans. <br /> i.) Q Building design—rear sides. <br /> j.) 0 Sign design—A proposed sign design has not been reviewed. Any signage shall meet the <br /> requirements of the BMU zone and Chapter 36 Signs under Category A. A separate sign <br /> ppermit is required for any proposed signs. <br /> k.) © Sidewalks. Sidewalks are generally okay as shown, however, an in-depth review will be <br /> done at civil and construction permit review, especially as it relates to street trees and below <br /> and above ground utilities. <br /> 1.) 0 Screening of services areas—Any outdoor areas shall be screened. <br /> ❑ Common Open Space.All multifamily residential development must provide 50 square feet of <br /> open space per unit. 65 units x 50 SF=3,250 SF. <br /> ❑ Public Open Space. Public open space equivalent to 4% of the site is required. The site is <br /> approximately 25,801 square feet. The required amount of public open space is 1,033 square feet, <br /> which is in addition to common open space. <br /> DECISION: The proposal is hereby approved subject to compliance with all city, state and federal <br /> regulations.
