# • <br /> ti Y <br /> PUBLIC WORKS <br /> i. Amended landscape plans as needed are required for re-review. The job valuation <br /> for building permit B1812-021 is listed as $3,600,000. Snohomish County <br /> Assessor's indicates the 2019 assessed market improvement value (existing <br /> structure) on parcel 280529-002-049-00, also known as Lot 1, is $6,723,500. Per <br /> EMC 19.35.030.B,the entire site of Lot 1 is required to meet current landscaping <br /> requirements: <br /> • Complete street frontage along the Lake Heights Drive Right of Way, <br /> including the cul-de-sac, is required to be at Type III standards for 10 feet. <br /> This requirement also includes the area between the sidewalk and the <br /> property line. Tree requirements for Type III standards appear to be met <br /> based on the landscape plan dated 12.20.2018. However, the landscape plan <br /> does not delineate all required shrubs and living ground cover for this area. <br /> Shrubs may be evergreen and/or deciduous in type, and must be two-gallon <br /> sized at a minimum, 18 inches high at time of planting, and spaced five <br /> plants for every 100 square feet. Living groundcover may be either 2.5 inch <br /> pots spaced 12 inches on center, 4 inch pots spaced 18 inches on center, or <br /> 1 gallon pots spaced 24 inches on center. <br /> • Interior lot lines are required to be at Type II standards for 15 feet. Tree <br /> requirements for Type II standards appear to be met based on the landscape <br /> plan. However,the landscape plan does not delineate any shrubs or living <br /> ground cover along the north, east, south or west lot lines leading to Lake <br /> Heights Drive. Shrubs may be evergreen and/or deciduous in type (no more <br /> than 30 percent deciduous), and must be two-gallon sized at a minimum, 18 <br /> inches high at time of planting, and spaced five plants for every 100 square <br /> feet. Living groundcover may be either 2.5 inch pots spaced 12 inches on <br /> center, 4 inch pots spaced 18 inches on center, or 1 gallon pots spaced 24 <br /> inches on center. <br /> • The landscaping along the north-west interior lot line adjacent to 2129 Lake <br /> Heights Drive appears to meet landscape requirements, however <br /> clarification is needed on the living groundcover. The plant schedule on <br /> sheet number L1.02 does not include an icon for the Vancouver Jade <br /> Kinnikinnick, and the applicable delineation on sheet L1.01 is not <br /> represented. It's presumed based on the project memo submitted by <br /> Meredith Sessions dated 12.18.2018 that Kinnikinnick will be planted at <br /> this location. <br /> • The landscaping required fair the interior parking areas appears to meet <br /> regulations. <br /> ii.
