The proposed project should comply with the requirements of the 2015 International Existing <br /> Building Code. The code should be specified in the Building Code Summary on Sheet G01. See <br /> the Everett Municipal Code Section 16.005.030 Article A, IBC Sections 101.4.7 and 107.2.1, and <br /> IEBC 106.2.1. <br /> 2. Continuing with the previous comment, the IEBC provides three alternative methods for <br /> performing work: the Prescriptive Compliance Method (Section 301.1.1), the Work Area Method <br /> (301.1.2), and the Performance Compliance Method (301.1.3). The method selected for the <br /> project should be specified in the General Notes on Sheet G01. A statement should be provided <br /> clarifying the types of work that are included in the project (e.g., repairs, additions, change of <br /> occupancy, etc.) and referencing the appropriate IEBC sections. The comments provided herein <br /> presume the project will comply with the Work Area Method of Chapter 5. Based on a review of <br /> the construction drawings, the proposed project appears to include the following work: Level 2 <br /> Alternations (Chapter 8). Additional and alternative types of work required for the project <br /> should be identified by the designer-of-record. See IEBC Sections 301.1 and 504. <br /> 3. The Building Code Summary indicates the building is Construction Type V. Based on a review <br /> of the original construction drawings, it appears that the building should be classified as Type <br /> VB. Note that the Occupancy Group has been hand-written as"5B". The construction type <br /> should be verified and revised for clarity. See IBC Section 602.1. <br /> Accessibility: <br /> 4. The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility <br /> improvements per IEBC Section 705.2 should be included in the project. Potentially inaccessible <br /> elements include, but are not limited to, the bathrooms, showers, and parking including striping <br /> and signage. Where the building is made to be less than fully-accessible per one of the <br /> exceptions, documentation substantiating the limited accessibility improvements should be <br /> submitted for review. Where Exception 1 is used, the documentation should itemize the <br /> improvements and estimated cost of work associated with each item. See IEBC Section 806.1. <br /> 5. Water Closet Detail 10/CS01 should comply with ICC A117.1-09. The following comments <br /> should be addressed: <br /> a. The detail shows a seat height of 1'-3". The seat height dimension should comply with <br /> Section 604.4. <br /> b. The water closet flush control should be shown on the open side per Section 604.6. <br /> 6. The partitions in the Women's restroom are being removed and replaced with new partitions. <br /> The waterclosets are required to be accessible and should be revised. See IEBC Section 801.3, <br /> IBC Section 1101.2, and ICC A117.1-09 as referenced below.
