•
Mr. Matt Wasse
Shugart Wasse Wickwire
Plan Check Number: B2003-009, First Building Review
March 17, 2020
a. The minimum dimensions should comply with Figure 604.9.2.
b. The door should swing outward per Section 604.9.3.
c. Grab bars should be provided per Section 604.5.
7. Door 113 for the Fitness room is 5-foot double leaf door per the Door Schedule on Sheet G02.
The door appears to have equal width leaves providing less than a 30-inch net opening. The
doors should have at least one leaf with a net opening of 32 inches. See IBC Section 1101.2,
and ICC A117.1-09 Sections 404.2.1 and 404.2.2
Energy:
8. New windows are provided in the exterior wall at Grid 1.9. The windows should specify a
maximum thermal rating of Umax=0.3. See WSEC-15 Table C402.4.
Structural
General:
1. The drawings should specify building codes, design loads, material requirements, and other
information pertinent to the structural design. See IBC Sections 107.2.1 and 1603.1.
Gravity System:
2. The project includes the removal of interior walls. The drawings should include a note requiring
structural observation of the walls by the engineer-of-record (EOR) during construction. The
EOR should verify that the walls are non-bearing prior to demolition. In lieu of providing
structural observation, the EOR may alternatively provide additional documentation
substantiating that the roof trusses do not require vertical support from the interior walls. See
IBC Sections 1604.4 and 1704.6.1(5).
3. Installation of Door 114 requires demolition of a load-bearing wall supporting roof trusses. The
drawings should specify a header and supporting wall framing. Calculations substantiating the
design should be submitted for review. See IBC Sections 1604.1 and 1604.4.
Lateral System:
4. The project includes partial demolition of the exterior wall along Grid 1.9. This wall appears to
be a shear wall based on review of the original construction drawings. A structural analysis
should be performed for the reconfigured structure. Additional modifications may be required
to provide an adequate lateral load path. See IEBC Section 807.5.
Miscellaneous:
5. The project includes new walls throughout the building. Details for the connection of the walls
to the slab-on-grade and roof framing should be provided in the construction drawings. the top
O3200 Cedar Street 0 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page3of4
