INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but <br /> are associated with other laws or requirements. All requirements are preliminary in nature, and are <br /> based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. <br /> The proposal must comply with all ordinances in effect at the time a complete building permit <br /> application is filed, including those not specifically set forth herein. Contact the Planning <br /> Department for information regarding appeals processes for the requirements listed in this document. <br /> 1. Approval of construction plans will require demonstration that all pertinent standards and <br /> regulations are met. <br /> 2. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 3. Use current ADA Standards/requirements. <br /> 4. This entire area needs to have its ditch line cleaned. <br /> 5. Stormwater on this site must be managed in accordance with City Standards. For the development <br /> as it is currently proposed, it appears that only Minimum Requirement #2 for Construction <br /> Stormwater Pollution Prevention will apply. <br /> 6. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 7. A Public Works Permit is not needed for this project. The structures will be reviewed under a <br /> Building Permit, as indicated in the SEPA Checklist, and the site work will need to meet the Parks <br /> Department Standards. <br /> 8. Provide a wetland and buffer enhancement plan. The trail or path must be designed to minimize <br /> impacts to the critical area and its buffer. Trails and paths shall not be permitted when critical area <br /> functions will be substantially degraded. Critical area and buffer widths shall be increased where <br /> possible, equal to the width of the trail corridor, including disturbed areas. Trails shall include <br /> interpretive signs identifying the critical area and buffer specific to the site. <br /> 3 <br />
