• LEASE EVERETT This Lease is made as of 9etnuami /4, , 20;1, between the City of Everett, a Washington municipal corporation ("Landlord"), and T&L Nursery, Inc., a Washington corporation ("Tenant"). 1. BASIC LEASE PROVISIONS. The following definitions and provisions apply and are part of this Lease: Base Rent $1,500.00 per month Security Deposit $0 (if"0" or left blank, then there is no security deposit) Buildings The greenhouse buildings and headhouse building located at Legion Park in Everett, Washington, in which the Leased Premises is located. The legal description of real property on which the Buildings is located is attached as Exhibit A. If the parties determine that a drawing of the Leased Premises is necessary, it will also be included as part of Exhibit A. Leased Premises The interior of the Buildings shown in Exhibit A. Term One (1) year,from January 1, 2021 to December 31, 2021. Extension Term The terms and conditions of Extension Term(s), if any, are provided in Exhibit B. If there is no Exhibit B,then there are no Extension Term(s). Approved Use Plant growing (and office use incidental to plant growing) is the sole approved use of the Leased Premises. Growing of marijuana or cannabis is not approved. Selling of plants or selling any other item in or around the Buildings is not an approved use. Special If during any calendar year the City incurs or is reasonably forecasted to Termination incur more than $10,000 in total costs to operate, maintain or repair the Right Leased Premises and the Buildings,then the City may terminate this Lease effective upon 30 days prior written notice to Tenant.
