• <br /> LEASE EVERETT <br /> This Lease is made as of 9etnuami <br /> /4, , 20;1, between the City of Everett, a <br /> Washington municipal corporation ("Landlord"), and T&L Nursery, Inc., a Washington <br /> corporation ("Tenant"). <br /> 1. BASIC LEASE PROVISIONS. The following definitions and provisions apply and are <br /> part of this Lease: <br /> Base Rent $1,500.00 per month <br /> Security Deposit $0 (if"0" or left blank, then there is no security deposit) <br /> Buildings The greenhouse buildings and headhouse building located at Legion Park <br /> in Everett, Washington, in which the Leased Premises is located. <br /> The legal description of real property on which the Buildings is located is <br /> attached as Exhibit A. If the parties determine that a drawing of the Leased <br /> Premises is necessary, it will also be included as part of Exhibit A. <br /> Leased Premises The interior of the Buildings shown in Exhibit A. <br /> Term One (1) year,from January 1, 2021 to December 31, 2021. <br /> Extension Term The terms and conditions of Extension Term(s), if any, are provided in <br /> Exhibit B. If there is no Exhibit B,then there are no Extension Term(s). <br /> Approved Use Plant growing (and office use incidental to plant growing) is the sole <br /> approved use of the Leased Premises. Growing of marijuana or cannabis is <br /> not approved. Selling of plants or selling any other item in or around the <br /> Buildings is not an approved use. <br /> Special If during any calendar year the City incurs or is reasonably forecasted to <br /> Termination incur more than $10,000 in total costs to operate, maintain or repair the <br /> Right Leased Premises and the Buildings,then the City may terminate this Lease <br /> effective upon 30 days prior written notice to Tenant. <br /> Landlord Notice Real Property Manager <br /> Address City of Everett <br /> 3200 Cedar Street <br /> Everett, WA 98201 <br /> Tenant Notice At the Leased Premises, with a copy to: <br /> Address 13245 Woodinville Redmond Rd NE <br />
