Redmond, WA 98052 <br /> Attn.: Terry Berger <br /> Services Landlord will provide the Leased Premises with electricity, water, sewer, <br /> Provided by and gas seven days a week. In addition to Base Rent, Tenant will pay <br /> Landlord Landlord $200 per month for water. For all other utilities, Tenant will pay <br /> utility costs directly to the utility providers.. <br /> Additional Tenant may not have signs on the exterior of any Building <br /> Requirements <br /> Regarding Signs <br /> Additional Rules Park maintenance staff and others must have thru-access outside of the <br /> Buildings. Accordingly,Tenant will not block such thru-access. <br /> Plant growing outside of the Buildings is prohibited. <br /> Additional Tenant is responsible for the maintenance and repair of the boiler and hot <br /> Provisions water heating system, and the irrigation and fertilization systems in the <br /> Buildings. <br /> Landlord may use and have access to the headworks building for storage <br /> and other uses. Landlord will maintain those portions of the headworks <br /> building that Landlord uses. <br /> Tenant shall at its own cost install and maintain a portable restroom at the <br /> location shown on Exhibit A. <br /> Tenant in the Leased Premises may use Landlord's (A) seeder machine, (B) <br /> flat filler machine, (C)five rolling work tables, (D) one 45 gallon sprayer for <br /> watering, and (E) eight rolling carts to transport flats. At the end of the <br /> Lease, Tenant shall return all such items in as good condition as when <br /> received by Tenant from Landlord, reasonable use and wear excepted. <br /> In the event that Landlord will turn off the water to the Leased Premises <br /> for planned maintenance or other planned work, Landlord will provide <br /> Tenant at least seven days prior notice of such turn-off. <br /> Landlord Work If Landlord has agreed to construct improvements in the Leased Premises, <br /> such work is shown in Exhibit C. If there is no Exhibit C, Landlord has not <br /> agreed to construct any improvements in the Leased Premises. <br /> Lease Guaranty Name of Guarantor, if any: NONE. <br /> The terms and conditions of the Lease Guaranty, if any, are provided in <br /> Exhibit D. If there is no Exhibit D, then there is no Guarantor or Lease <br /> Guaranty. <br /> Parking The parking provisions of this Lease, if any, are provided in Exhibit E. If <br /> there is no Exhibit E,then there are no parking provisions applicable to this <br /> Lease. <br /> 2 <br />
