The impact of traffic generated by the proposed use on the surrounding <br /> area, pedestrian circulation and public safety; and the ability of the <br /> proponent to mitigate such potential impacts. <br /> Findings: The proposal will result in about 72 additional daily trips, about 11 of <br /> which will be during PM peak hours. <br /> Conclusions: No adverse traffic impacts are anticipated by the proposal. <br /> 4. The provision of adequate off-street parking, on-site circulation, and site <br /> access. <br /> Findings: The 50 acre campus contains 195 parking spaces to which the <br /> project will add a van accessible stall. <br /> Conclusions: Existing off-street parking, on-site circulation and site access is <br /> adequate to support the proposed improvements. <br /> 5. Compatibility of proposed structures and improvements with surrounding <br /> properties, including the size, height, location, setback and arrangement of <br /> all proposed buildings and facilities, especially as they relate to light and <br /> shadow impacts on more sensitive land uses and less intensive zones. <br /> Findings: The building being expanded is located interior to the site, with <br /> parking, landscaping and 100 -300 foot distance physically separating it from the <br /> nearest residences to the north. On the abutting property to the west is a golf <br /> course. The building addition will be compatible with the existing campus and <br /> residential neighborhood in terms of materials and a height of about twenty feet. <br /> Conclusions: The proposed upgrades are compatible with surrounding <br /> properties. <br /> 6. The number, size and location of signs, especially as they relate to more <br /> sensitive land uses. <br /> Findings: Three new signs will be located on or near the building and will not be <br /> visible from off-site. <br /> Conclusions: Signage will not adversely affect adjacent properties. <br /> 7. The landscaping, buffering and screening of buildings, parking, loading <br /> and storage areas, especially as they relate to more sensitive land uses. <br /> Findings: The closest sensitive use are the houses located 100-300 feet north <br /> of the project site. There is an existing landscaping and fencing which buffers the <br /> residences to the north. Two new trees will be planted in the reconfigured <br /> parking lot that is located between the project site and the houses. <br /> Conclusions: The improvements are not expected to result in long term impacts <br /> such as light and noise to the nearby residences. <br /> 2 <br />
