411, •
Mr. McIlvain
CRM Architects&Planners, Inc.
Plan Check Number: B1805-010, First Review
August 1, 2018
11.The required foundation dimensions are obscured at multiple locations by solid wall shading.
See IBC Section 1603.1. The following dimensions should be revised: See structural response
letter
a. Interior footing width on Grids 2 and 3.
b. Exterior footing width on Grid C.
c. Building dimension at Grid 4/B.2.
d. Widened foundation at locations referenced with Section 9/SF1.2. Note that width appears
to vary around the building perimeter. The required dimensions shall be specified at each
location.
12.The column base plate information in Details 10/SF1.2 and 12/SF1.2 appear to conflict with
Detail 5/S1.0. It appears that Detail 5/S1.0 is intended to control the design. Notable
discrepancies include: plate size (see Detail 5/SF1.2), anchor bolt size, column-base plate
alignment for exterior columns, anchor bolt material (see notes on Sheet SO.0), and welding
requirements (missing from Detail 5/S1.0). The design of the base plates should be reviewed
and revised. Duplicate information should be removed from the construction drawings. See
IBC Section 107.2.1. See structural response letter
13. Details 7, 9, and 11 on Sheet SF1.2 specify J-bolts connecting the walls to the foundations.
Details 2, 3, and 4 on Sheet S1.0 specify post-installed screw anchors. The anchorage should
be reviewed and revised. It is recommended that the anchorage only be specified in one
location. See IBC Section 107.2.1. See structural response letter
Gravity System:
14.The material grades used in the design of the gravity framing the structural calculations does
not appear consistent with the General Notes and Specifications on Sheet SO.0. For example,
many of the calculations specify manufactured SPF with Fb=1,650 psi, which significantly
exceeds the bending capacities of the listed solid-sawn grades. Note that DFL and HF are
typically available in the project locale, while SPF is not. Other products appearing in the
calculations that are not clearly specified in the drawings are DF-S and Louisiana Pacific LVL.
The notes should be revised to specify the products considered in the calculations. Where the
calculations are based on products with capacities exceeding the products to be used in the
project, revised calculations substantiating the intended construction shall be submitted for
review. See IBC Sections 107.2.1 and 1604.1. See structural response letter
15.The headers in the exterior walls consist of built-up boards per the"Header Schedule"on
Sheet S3.0 and the structural calculations. See IBC Sections 1604.1 and 1604.4. The following
comments should be addressed: See structural response letter
a. The dead load appears to represent the roof weight only. The weight of the walls and
parapet above should be included.
b. The snow load does not appear adequate for the flat roof load and the drift surcharge. See
other comments regarding the snow drift calculation.
c. The design does not include wind loading. The headers support out-of-plane wall loads
from both the wall framing and window glazing. The headers should be evaluated for
biaxial bending per NDS-15 Section 3.9.2 and considering IBC Equations 16-12 and 16-13.
Wind loads shall be determined by ASCE 7-10 Chapter 30. The highest pressures on the
Page 6 of -/
CITY OF EVERE1T• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-
