Mr. McIlvain
CRM Architects&Planners, Inc.
Plan Check Number: B1805-010, First Review
August 1, 2018
a. The details appears to provide an out-of-plane connection for the wall consisting of ledgers
placed in cross-grain bending and tension loading of the diaphragm sheathing, both of
which are not permitted. The detail shall be revised to clarify the construction and remove
unpermitted framing configurations.
b. The diaphragm shall be provided with subdiaphragms and crossties of sufficient depth to
develop the wall loads into the diaphragm.
c. Calculations substantiating the connections for out-of-plane loading, including but not
limited to wind leeward pressures, shall be submitted for review.
d. Plan 1/S3.0 shall be provided with references to Detail 4/S3.0.
Miscellaneous:
35.The roof supports heavy mechanical equipment per Sheet S3.0. The equipment is expected to
require supplemental structural framing (e.g., curbs) and anchorage to the roof structure.
Details and calculations for the structural support of the equipment should be submitted for
review. See IBC Sections 1603.1, 1604.1, and 1613.1, and ASCE 7-10 Section 13.6. See
structural response letter
36. Continuing with the previous comment, the roof trusses support overturning loads from heavy
mechanical equipment per Sheet S3.0. Concentrated vertical loads due to seismic overturning
shall be specified in the drawings. The loads shall be applied in both directions. In addition,
the drawings shall include a note requiring the top chords to be designed for flexure due to the
loads in combination with other forces in the chords, or the note shall require additional web
members to be provided at the connection points. See IBC Section 1603.1.8. See structural
response letter
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2018\B1805-010_R1.docx
Page 11 of /2
CITY OF EVERETT• 3200 Cedar Street• Everett, WA 98201 • (425) 257-8810 • Fax(425) ___
