• Mr. Mcllvain
CRM Architects&Planners, Inc.
Plan Check Number: B1805-010, Second Review
December 4, 2018
c. Detail 5/S-1.3 specifies 12"square base plates in 6"exterior walls on Grids 1 and 4. The
base plates will not be concealed within the walls and therefore will be exposed to
weather.
d. Detail 5/S-1.3 references Detail 6/S3.0 which does not exist.
e. Detail 5/S-1.3 specifies Column "B"which does not appear to be used in the project.
See Structural Response letter
13.This comment has not been completely addressed. The sill bolting requirements are not
clear. Details 7, 9, and 11 (previously 1, 3, and 5) on Sheet SF1.2 show anchor bolts
connecting the walls to the foundations, and reference Sheets S1.3 and S2.0 for additional
information. Sheet S2.0 does not appear to provide information on the anchor bolts.
Details 7/S-1.3 and 11/S-1.3 reference Detail 3/S1.2, which does not specify sill bolting.
Detail 3/S-1.1 referenced Sheet S1.0 for anchoring requirement, but does not provide a
specific detail reference. Detail 8/S-1.0 specifies bolting requirements that are not
consistent with Detail 3/S-1.3. Detail 3/S-1.3 does not specify the required length and
grade for the sill bolts. Other incorrect or conflicting details may occur. The design of the
anchor bolts should be reviewed and revised. It is recommended that the anchorage only
be specified in one location. See IBC Section 107.2.1.
See Structural Response letter
Gravity System:
14.The following comment has not been completely addressed. See IBC Sections 107.2.1 and
1604.1. The following comments should be addressed:
a. Sheet S-2.1 specifies glulam beams in the roof framing. Glulam grades are not specified
in the wood notes on Sheet S-1.0.
b. Sheet S-2.1 specifies headers in the roof framing as DF #2. The wood notes on Sheet
S-1.0 specify beams as DF #1.
See Structural Response letter
15.This comment has not been completely addressed. The original comment addressed the
design of the headers. Revised drawings and calculations have been submitted. See IBC
Sections 107.2.1, 1603.1, 1604.1 and 1604.4. The following comments should be
addressed:
a. No additional comment.
b. No additional comment.
c. The design does not include horizontal wind loading concurrent with the vertical loads.
The headers support out-of-plane wall loads from both the wall framing and window
glazing. The headers should be evaluated for biaxial bending per NDS-15 Section 3.9.2
and considering IBC Equations 16-12 and 16-13. Wind loads shall be determined by
ASCE 7-10 Chapter 30. The highest pressures on the building surface shall be used in
the design. The headers should also consider concurrent out-of-plane loading due to
canopy thrust loads. See IBC Section 1609.1.
d. No additional comment.
e. The headers shall be provided with out-of-plane connections to transfer loads to the
supporting king studs.
OV 3200 Cedar Street 0 425.257.8800 0 everettpw@everettwa.gov//
Everett,WA 98201 O 425.257.8882 fax O everettwa.gov d
