411
• Mr. McIivain
CRM Architects&Planners, Inc.
Plan Check Number: B1805-010, Second Review
December 4, 2018
36.This comment has not been addressed. The response is not sufficient. Continuing with the
previous comment, the roof trusses support overturning loads from heavy mechanical
equipment per Sheet S-2.1. Concentrated vertical loads due to seismic overturning and
vertical load effects shall be specified in the drawings. The loads shall be applied in both
directions. In addition, the drawings shall include a note requiring the top chords to be
designed for flexure due to the loads in combination with other forces in the chords, or the
note shall require additional web members to be provided at the connection points. See IBC
Section 1603.1.8.
See Structural Response letter
Additional Comments:
37.The structural drawings appear to have numerous conflicting and unused details, both
between and within the building and foundation drawing sets. Note that structural
information also conflicts with the architectural drawings. The structural drawings should be
revise to clearly show the required construction of the building. Reference should be
provided clarifying the application of all details. See IBC Section 107.2.1.
See Structural Response letter
38.The foundation and building drawings (i.e., the SF-series and S-series drawings) appear to
have numerous incorrect references. For example, the Foundation Plan on Sheet S-2.0
references Details 7/51.2 and 10/S1.2 that do not show conditions at the foundation. Other
examples have been noted in the comments above. The incorrect references identified in
these review comments do not represent a comprehensive list of errors in the drawings.
The construction drawings should be reviewed and revised to clearly show the required
construction of the project. See IBC Section 107.2.1.
See Structural Response letter
39.The Foundation Plan on Sheet S-2.0 shows nominal 6"stud-framed exterior walls at the
building perimeter. Section A/S-3.1 shows a double-stud wall. The drawings are not
consistent and should be revised. See IBC Sections 107.2.1 and 1603.1.
See Structural Response letter
40. Detail 5/S-1.2 shows a metal stud wall. Metal stud walls do not appear to be used in the
project. Material requirements do not appear on Sheet S-1.0. The detail should be
removed. See also Note 3/S-2.1. See IBC Section 107.2.1.
See Structural Response letter
41.The vertical framing for the parapets appears to be discontinuous at the roofline per Details
6/S-1.2 and 10/S-1.2, and rely on bracing per Sections A/S-3.1 and B/S-3.1. Calculations
for the design of the braces and connections shall be submitted for review. Due to the
angle of the braces, the connections to the roof shall consider concurrent shear and
withdrawal loads. See IBC Sections 1604.1, 1604.4, and 2306.1.
See Structural Response letter
0
3200 Cedar Street 0 425.257.8800 O everettpw@everettwa.gov
Everett,WA 98201 425.257.8882 fax everettwa.gov 7 -5
