• <br /> 12. The project proposes to utilize a 12-inch storm drain, located in the access road located along the <br /> southern property line, as a high-flow bypass for the project. As part of the building permit approvals, <br /> the applicant shall demonstrate that the 12-inch pipe has enough capacity to carry the 25-year storm <br /> from its contributory area in accordance with City pipe system conveyance requirements. In particular, it <br /> must be shown that high flows will not flood the access roadway, overflow to the west, and enter the <br /> storm drainage system for Riverside Road. <br /> 13. Approval of construction plans will require demonstration that all pertinent standards and regulations <br /> are met. <br /> 14. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 15. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s) must meet City <br /> specifications. <br /> 16. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression <br /> and street cleaning must occur as directed by the Public Works Inspector. <br /> 17. A one year warranty is required on the public improvement for an amount not less than 10% of the cost <br /> of construction and shall run for one year from the date of final approval/issuance of the first Occupancy <br /> Permit. <br /> 18. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> plans. <br /> 19. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 20. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 21. If the proposed fill is intended to support structures at a later date,the fill shall be placed in accordance <br /> with Appendix J of the International Building Code. Should the applicant not wish to construct a fill <br /> intended to support a structure at a later date, the applicant will be required to submit a letter to the City <br /> so stating. The letter will be recorded against the property. <br /> 22. Walkways must be provided from the building entrance to the public sidewalk.. <br /> 23. The construction plans must be designed from a site survey performed by a licensed State of <br /> Washington land surveyor. <br /> 24. Soil compaction testing shall be performed throughout the construction of the public street and utilities. <br /> Density curves shall be submitted to the Public Works Department prior to permits being issued for any <br /> aspect of the project. All work performed by the geotechnical engineer or testing lab shall be reported <br /> directly to the City Public Works Inspector before covering work can be continued by the contractor. <br /> Daily reports shall be kept by the soils investigator/tester and submitted to the Public Works Inspector <br /> within 24 hours. <br /> 25. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding is <br /> not practical due to weather or seasonal problems, the ground must be covered with mulch as directed <br /> by the City Engineer. <br /> 26. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 4/ <br />
