Prior to issuance of a certificate of occupancy, the applicant is required to provide the City with a two <br /> year landscape maintenance security in the amount of 10% of the cost of installing the landscaping. <br /> 30. The development footprint assumes an alternative lot configuration than currently exists. The International Fire Code requires that all new structures shall provide Fire Department access roads <br /> to within 150 feet exterior walking distance of all portions of the ground floor. Fire Department access <br /> roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed, paved driving surface, <br /> exclusive of shoulders,with a minimum clear height of 13'6". Inside turn radii must be 35 feet. Outside <br /> turn radii must be 55 feet. Slope approach and departure angles must not exceed 8 degrees. Fire lane <br /> grade must not exceed 10 percent. Fire lane construction must comply with AASHTO H30 load capacity <br /> (74,000 GVW). Fire Lanes will be posted and maintained as required by the Fire Department. <br /> Unorthodox access which meets code requirements but is too unusual for crews will not be allowed. <br /> 31. Access is O.K. as shown on the site plan reviewed. <br /> 32. Two (2) Knox Boxes are required, to be placed by the sprinkler/alarm room and the main lobby, if <br /> applicable. Order Model#3770. <br /> 33. Knox fire department connection caps are required for all OUTSIDE FOC and standpipe connection <br /> points. Order 2 each Model#3041. <br /> 34. Per field evaluation by the Fire Marshal's Office-Fire lanes shall be provided as required in Everett <br /> Municipal Code 46.44. Fire lanes shall be identified by red curbs with white stenciling stating "NO <br /> PARKING- FIRE LANE"and vertical signs stating "NO PARKING— FIRE LANE—TOW AWAY ZONE— <br /> EMC 46.28.130". Location shall be approved by the Fire Code Official. <br /> 35. Premises shall be clearly identified by the correct address at the street entry. Buildings shall be clearly <br /> identified so as to be visible and legible from the access road. Individual apartments and suites, where <br /> applicable, shall be clearly and legibly identified from the access road. See EMC 16.03, Section 505.1.1 <br /> (Address Posting Policy). 16-inch or larger numbers shall be used on the building. <br /> 36. Fire hydrants locations as planned are acceptable. <br /> 37.
