•
607 Riverside Road
B1909-009
City Review Comment Response
New wall type 9A has been created to include insulation and continued space. Please see
revised sheet A2.1 and A8.1.
c. First Floor Plan 1/A2.1 shows a concrete wall between Offices 118 and 119. The concrete
wall does not have a thermal break with the exterior. The interior furring walls shall
specify a minimum insulation of R-13 plus R-10 continuous. The walls should extend the
full length of each side of the wall and wrap around the end. See Table C402.1.3.
Clarifying wall types have been added. Extent of wall type has been increased to wrap around
end of wall. Please see revised sheet A2.1
d. The Main Entrance at Reception Room 101 has stepped exterior concrete wall panels
furred with non-bearing walls on the interior side. The furring walls do not overlap. The
furring walls shall lap sufficiently to provide a minimum thickness of insulation over the
ends of the concrete panels.
(reply#8d) Please see revised sheet xx.x
9. First Floor Plan 1/A2.1 shows the new girts per Plan 1/S1.1 (i.e., "strongbacks"per Key Note 10
on Sheet A2.1). The girts are connected tight to the wall per Plan 1/S1.1, but shown outside
the furring wall on Plan 1/A2.1. The girts shall shown tight to the wall, and the furring shall
wrap around the girts to provide the required insulation. Note that a girt does not occur at
Grid K per Plan 1/S1.1. See IBC Sections 107.2.1 and 1603.1, and WSEC-15 Section C402.1.1.1.
Strongback locations have been corrected to sit tight against the exterior wall.Wall type 2 is
corrected to wrap string back. Please see revised sheet A2.1
Miscellaneous:
10. Details 1/A8.1 and 6/A8.1 both appear to provide top and bottom wall connections for the
interior non-bearing walls. It is not clear if the details are redundant or address different
conditions. The requirements for the top-of-wall connection in both details is incomplete,
especially for Detail 6. The brace size, spacing, and connections at each end shall be
specified. The braces and connections shall be adequate to resist out-of-plane loading on the
walls per IBC Section 1607.14. Note that Detail 1 appears to rely on transfer of loading
through the T-bar of the acoustic ceiling system; the load path should be revised unless shown
be analysis to be adequate. See IBC Section 107.2.1 and 1604.1.
Please see revised sheet A2.2 and A8.1 as well as new structural calculations attached.
19-1011glacier peak-com ass ermit review response letter draft
P P P P
