607 Riverside Road <br /> B1909-009 <br /> City Review Comment Response <br /> Accessibility: <br /> 6. The Enlarged Toilet Room Plan 1/A5.1 shows the single-user men's and women's restrooms. <br /> Room 108 does not provide adequate maneuvering clearance to exit the room per ICC A117.1- <br /> 09 Figure 404.2.3.2(a). Specifically, there is less than 60 inches between the wall and sink. <br /> The design shall be revised to provide the required clearance, such as relocating the hinge to <br /> the opposite side of the door. Note that while the clearance for Room 109 appears to <br /> comply, it is recommended that this door be similarly revised to improve the clearance. See <br /> IBC 1101.2. <br /> Door to 108 has been relocated for latch approach, pull side (reducing the space required <br /> between wall and sink to 54"). Please see revised sheet A2.1. <br /> 7. Door 110 on Sheet A2.1 has less than a one-foot clearance on the latch side for the push- <br /> direction. The Door Schedule on Sheet A6.1 specifies Hardware Group Type G for Door 110, <br /> which includes a latch and a closer. The door shall have a minimum 12-inch clearance for the <br /> push direction per ICC A117.1-09 Figure 404.2.3.2(b). The door shall be revised to provide <br /> and specify the minimum clearance. See IBC Section 1101.2. <br /> Walls have been modified to 12" to provide clearance on push side of dock. Please see revised <br /> sheet A2.1 <br /> Energy: <br /> 8. The proposed tenant improvement includes constructing a "B"occupancy area inside the <br /> existing "S-1"occupancy, with the former being a heated space and the latter being a semi- <br /> heated space. Heated spaces within semi-heated spaces shall be insulated the comply with <br /> the exterior envelope requirements. See WSEC-15 Section C402.1.1.1. The following <br /> comments shall be addressed: <br /> a. Several of the wall details on Sheet A8.1 indicate R-38 batt insulation above the ceiling. <br /> The drawings shall provide a clear requirement that minimum R-38 continuous insulation <br /> shall be provided above all heated spaces, such as in the "Energy Requirements"section <br /> of Sheet AN-0 or the "Ceiling Notes"section of Sheet A2.2. <br /> Note add to wall type clarifying that continuous insulation to extend the full area of <br /> conditioned space. Please see revised sheet A2.1. <br /> b. First Floor Plan 1/A2.1 specifies Wall Type 9 separating the space from the adjacent space <br /> to the north. Detail 9/A8.1 shall specify a minimum insulation of R-13 plus R-10 <br /> continuous along the office area.
