2. EXISTING CONDITIONS SUMMARY <br /> The project site consists of two existing lots (Tax Parcel Numbers: 28051800207800 and <br /> 28051800200100). The total area of the combined lots is 10.7 ac. The existing site <br /> consists of landscaping, multiple buildings, parking lots, play areas/fields, etc. The project <br /> site is bordered by 7th Ave SE to the west, 88th St Se to the south and residential lots to <br /> the north and east with a drive/access to the east connecting to 9th Ave SE. Access to the <br /> site will not change as a result of this project. <br /> Vegetation on the site consists of landscaping and play fields with some large trees <br /> spread around the site. The existing site contains multiple buildings and asphalt/concrete <br /> impervious surfaces. <br /> Approximately 2,425 sf of the site will be impacted by new impervious surfaces, with <br /> approximately 10,000 sf of replaced impervious surfaces. The existing site will be <br /> disturbed as needed for the clearing/grubbing and restoration around the <br /> remodel/addition. <br /> The proposed area of disturbance drains to an existing drainage conveyance system to <br /> the north or south of the church. It appears that the drainage system to the south drains <br /> east and eventually leaves the site via the existing drive/access to 9th in a piped <br /> conveyance system. The drainage collection system to the north of the church is located <br /> in a lawn/landscape area consisting of yard drains and CBs. The ouffall location from this <br /> system could not be verified in the field. Based on the existing site and road <br /> improvements in the area of work no upstream runoff enters this area of the site. See the <br /> upstream analysis in Section 3 of this report.
