2. EXISTING CONDITIONS SUMMARY The project site consists of two existing lots (Tax Parcel Numbers: 28051800207800 and 28051800200100). The total area of the combined lots is 10.7 ac. The existing site consists of landscaping, multiple buildings, parking lots, play areas/fields, etc. The project site is bordered by 7th Ave SE to the west, 88th St Se to the south and residential lots to the north and east with a drive/access to the east connecting to 9th Ave SE. Access to the site will not change as a result of this project. Vegetation on the site consists of landscaping and play fields with some large trees spread around the site. The existing site contains multiple buildings and asphalt/concrete impervious surfaces. Approximately 2,425 sf of the site will be impacted by new impervious surfaces, with approximately 10,000 sf of replaced impervious surfaces. The existing site will be disturbed as needed for the clearing/grubbing and restoration around the remodel/addition. The proposed area of disturbance drains to an existing drainage conveyance system to the north or south of the church. It appears that the drainage system to the south drains east and eventually leaves the site via the existing drive/access to 9th in a piped conveyance system. The drainage collection system to the north of the church is located in a lawn/landscape area consisting of yard drains and CBs. The ouffall location from this system could not be verified in the field. Based on the existing site and road improvements in the area of work no upstream runoff enters this area of the site. See the upstream analysis in Section 3 of this report.
