3. OFF-SITE ANALYSIS AND MITIGATION
This project proposes to construct approximately 12,425 sf of new and replaced
impervious surfaces on-site. Since this project falls under the redevelopment project
requirements as noted in Section 1 of this report the new and replaced impervious
surfaces are required to meet minimum requirements 1-5.
Therefore, this project proposes to construct approximately 2,425 sf of new impervious
surfaces along with . The following table summarizes the new PGIS and NPGIS proposed
for the entire project area, including frontage improvements.
PGIS (sf) NPGIS (sf) Total (sf)
Total Replaced Imp 4,125 5,875 10,000
Total New Site Imp 0 2,425 2,425
Total New/Replaced 4,125 8,300 12,425
The new/replaced impervious surfaces will be mitigated using on-site stormwater
management BMPs including sheet flow dispersion, perforated stubout connections, and
soil management.
A. UPSTREAM ANALYSIS
During the site visit it was observed that due to the site grades and surrounding
development/improvements, no upstream off-site areas flow toward the area of work for
this project.
