2. The FW is required to provide a complete separation between the two portions of the
building. The northern portion of the wall terminates at the exterior wall, however the
roof overhang of the existing school building (at main entry doors) continues past the
proposed end of the FW. The FW should therefore continue westward to at least the 90
degree juncture between the lower roof and new exterior wall. Section 706.1
a. The FW should continue in the western direction a minimum of 4 feet past the 90
degree juncture to avoid the issues created by compliance with Sections 706.5.1
& 706.5.2. Specifically, an additional wall would be required that would partially
block the entry doors to the school, or the roof overhang causing the issue would
have to be removed.
3. The upper roof of the new building continues past the fire wall with an overhang on the
other side as shown in Wall Section 2/A5.4.The following options apply per Section 706.6:
a. The FW should continue to a minimum of 30"above the roof on both sides, or
b. The wood decking should be shown as fire-retardant-treated for a distance of 4
feet on either side of the wall (plus Class B roofing and no openings within 4' of
the FW), or
c. The roof/ceiling assembly should be protected for one-hour fire-resistance for 4
feet on either side of the wall (plus Class B roofing and no openings within 4' of
the FW), or
d. Remove the part of the roof that overhangs the school building and comply with
Section 706.6.1 instead of Section 706.6.
4. The wheel chair lift appears to receive access through the FW, if so, a 90-minute door
should be provided. Section 716.5
5. The glazed openings within the fire wall as shown on the north elevation require 90-
minute fire-resistive protection.
6. As the fire wall turns north from Grid Line B to Grid Line 8 it should continue vertically
until the edge of the eave overhang. See exceptions in Section 706.5.2
Egress
1. The location and nomenclature of the maximum occupant load signs for the assembly
spaces should be shown on the plans. Section 1004.3
2. A sign stating Exit in raised characters and braille and complying with ICC A117.1 should
be shown adjacent to the exterior exit doorways. Section 1013.4
3. All of the exit doors should be shown with panic hardware on the door schedule. Section
1010.1.10
4. The treads in Stair Detail 4/A8.6 should be shown to be a minimum of 11"of run. Section
1011.5.2
5. Handrails should be detailed on the plans in accordance with Section 1014.6:
/
n 3200 Cedar Street Q 425.257.8810 0 tlee@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov
