James Bronder
From: James Bronder
Sent: Friday, December 7, 2018 11:16
To: 'tchen@apexpacific.build'
Cc: Sabrina Fandler
Subject: Structural Corrections for 131810-035/PW1703-022
Ms. Chen,
Please see below for Structural Corrections associated with the permit. Please let me know if you have questions
regarding these comments.
1. On Sheet 51.0, the design bearing pressure used on the structural design of the vault, listed as 6000 psf, exceeds
that of the geotechnical report recommendation of 2500 psf allowable bearing from the Robinson Noble Report
RN 3109-001A, dated March 23, 2016. Please clarify and update the design and drawings as required.
On Sheet 51.0, please update the notes regarding the version of IBC being designed under. The drawings list the
2012 edition when the City has adopted the 2015 version. Please clarify and correct as required.
On the permit calculations, it appears that the vault walls have been designed for an active pressure condition
and did not appear to include the surcharge pressures of (8H or 10H) from the geotechnical report associated
with earthquake. The wall design appears to use the Mononobe-Okabe approach over geotechnical report
recommendations. Please clarify and update the design as required or provide a narrative indicating how those
design values used in the wall's design are equivalent to geotechnical recommendations in the report. IBC
1610.1
4. On page 3 of the permit calculations, a pressure of 55 pcf was listed as the design pressure used for the active
condition. However, subsequent review of the wall design appears to indicate values of35 pcf for the
equivalent fluid pressure used in the wall's design. Please clarify the design parameters as the depth of the
retaining walls below grade exceed the 8'-0" threshold exception for active pressure design with flexible
diaphragms indicated in IBC 1610.1.
Thank you,
CELEBRATING .lames Bronder, P.E., S.E.
125 Associate Engineer — Plans Examiner I Permit Services
Y E A R 5 Main: 425.257.88101 Direct: 425.257.7287 13200 Cedar Street, Everett, WA 98201
A story worth telling everettwa.gov/permits I Facebook I Twitter
Note: Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
