• ` c <br /> Mr. Kurt Nelson <br /> Rice Fergus Miller <br /> Plan Check Number: B2001-027, First Building Review <br /> February 7, 2020 <br /> Architectural <br /> General: <br /> 1. The proposed project should comply with the requirements of the 2015 International Building <br /> Code (IBC) and the 2015 International Existing Building Code (IEBC). The IEBC should be <br /> specified in the"Applicable Codes"section on Sheet A00.01. See the Everett Municipal Code <br /> Section 16.005.030 Article A, IBC Sections 101.4.7 and 107.2.1, and IEBC 106.2.1. <br /> 2. The"Existing Building Code Analysis"section on Sheet A00.11 states that the project is a Level <br /> 2 Alteration, but specifies Level 1 Alteration criteria per Chapter 7. Based on a review of the <br /> construction drawings, the proposed project is a Level 2 Alternations (Chapter 8). Additional <br /> criteria per Chapter 8 should be specified. See IEBC Sections 301.1 and 504. <br /> 3. The Roof Plan on Sheet A21.11 indicates an existing roof access hatch near Grid E/3; see also <br /> Keynote. However, the drafting line weights appear to indicate the hatch is new. Previous <br /> work performed per Permit No. B1402-011 include a roof plan that does not show the hatch. <br /> Note that the background layer in the Roof Framing Plan on Sheet S21.02 states"Roof Access" <br /> at a location northwest of the specified location for the existing hatch. In addition, the Main <br /> Level plan on Sheet A21.01 states to reinstall an existing access ladder at a location where the <br /> floor does not currently exist. Documentation substantiated the pre-existing condition (i.e., <br /> constructed under a previous permit) of the hatch location should be submitted for review. <br /> Alternatively, the construction documents should be revised to specify construction of a new <br /> hatch. Additional structural comments are provided below. See IBC Section 107.2.1. <br /> 4. The Main Level plan on Sheet A21.01 states to reinstall an existing access ladder. The following <br /> comments should be addressed: <br /> a. The removal of the ladder is not shown on the Main Level demolition plan on Sheet A20.01. <br /> The ladder is specified to be reinstallation in a location where floor does not currently exist. <br /> The proposed work should be verified and revised as needed. See IBC Section 107.2.1. <br /> b. The proposed work involves removing and reattaching an existing ladder. The ladder is <br /> required to comply with current code requirements. Documentation substantiating that the <br /> ladder complies with IBC Section 1011.15 or IBC Section 1011.16 Item 6 and IMC 306.5. <br /> Alternatively, a new ladder should be provided. See IEBC Section 801.3. <br /> c. Details should be provided in the construction drawings to attach the ladder to the <br /> structure. <br /> 5. The Roof Framing Plan on Sheet S21.02 appears to show demolition of the roof to construct a <br /> new mechanical chase opening. See also Section 4/S40.01. This work is not indicated in the <br /> architectural plans. The construction drawings should be revised as needed, including <br /> coordination between the architectural and structural drawings. See IBC Section 107.2.1. <br /> 6. The Reflected Ceiling Plan on Sheet A22.01 includes four new ceiling daylighting devices. The <br /> "Lighting" notes indicate the devices are sized to"match existing". However, record documents <br /> do not indicate the presence of roof penetrations at these locations.
