Based on the
ceiling plan, the required openings are approximately two feet in diameter. The proposed work
should be verified. Structural framing to support the interrupted 3x6 roof sheathing should be
provided where new roof penetrations are required. See IBC Sections 107.2.1, 1603.1, and
1604.1.
7. The window and door requirements in the construction drawings appear to be incomplete. See
IBC Section 107.2.1. The following comments should be addressed:
a. The drawings do not include an elevation for the new office doors and windows along Grid C
at the Main Level on Sheet A21.01.
b. Elevation 7/A60.01 is referenced for Door B105 in the Basement Level Plan on Sheet
A21.01. The reference to this elevation on Sheet A60.01 is incomplete.
c. The Door Schedule on Sheet A60.01 includes a "Hardware Group"column. The groups are
not defined in the drawings. Additional comments are provided addressing this issue.
d. The Door Schedule on Sheet A60.01 includes a "Glazing"column with multiple doors
including Type"GL-1"glazing. The glazing type is not defined.
e. The door for Restroom 119 is being relocated in the Main Level plan on Sheet A21.01. The
new door location shall be shown as new work. A reference for the door should be provided
on the plans for clarity.
f. Multiple restrooms and a shower are single-user facilities. The Door Schedule on Sheet
A60.01 should specify locking hardware for the facilities. See IBC Section 1210.3.1
Exception 1
g. The plans on Sheets A21.01, and the elevations on Sheets A31.01, A60.01, and A70.01,
show new windows. A window schedule should be provided.
h. The project includes windows and doors throughout that will require safety glazing. This
includes glazing in doors and windows adjacent to the doors. The drawings should be
revised to specify safety glazing where required. See IBC Sections 2406.4.1 and 2406.4.2.
Fire Protection:
8. Detail 1/A02.01 provides sections for fire-rated wall assemblies. The assemblies typically state
"stud framing as defined by the wall type". The minimum wall framing size required by the
testing assembly listing should be stated in the details. See IBC Sections 107.2.1 and 721.1.
9. Structural Sections 8/S50.01 shows the shaft wall abutting the underside of the roof. The
section details the wall connection such that the rate wall is not continuous to the underside of
the sheathing. The section should be revised. See IBC Section 707.5
10. Details 1/A02.01 and 2/A02.01 indicate that wall penetrations will occur through the fire-rated
walls. Details should be provided in the architectural drawings providing tested and listed
firestop assemblies that are compatible with the wall construction. The details should specified
the construction of the firestop assembly as indicated in the listing. See IBC Sections 107.2.1
and 714.3.
0 3200 Cedar Street 0 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/ er its
Page 3 of 8
