•
•
Mr. Kurt Nelson
Rice Fergus Miller
Plan Check Number: B2001-027, First Building Review
February 7, 2020
Miscellaneous:
10.The project includes installation of an elevator at Grid D.5/3 on Sheet S00.01. The following
comments should be addressed:
a. The design loads for the elevator system, including impact loading, should be specified in
the"Design Criteria"section of the General Structural Notes on Sheet S. When actual
design loads are not available, estimated design loads should be specified for the design,
and verified when the elevator design drawings are submitted for review. See IBC Sections
1603.1.8 and 1607.9.1.
b. The connections between the elevator guide rails and the structural framing are typically the
responsibility of the engineer-of-record for the building system. At a minimum, connection
details between the rail bracket and structural framing (e.g., embedment plates at the
concrete walls, etc.) are required. Calculations and details for the elevator connections to
the structural framing should be submitted for review. The design shall consider concurrent
multi-directional loading as determined by the elevator manufacturer. The required
locations and maximum spacing for the connection points should be specified in the
structural drawings. See IBC Section 107.2.1 and 1604.4.
c. Continuing with the previous comment, the structural drawings appear to require additional
details to connect the HSS columns to the main building and develop the elevator loading
into the existing structure. Calculations and details for these connections should be
submitted for review.
d. The structural calculations shall be performing using the appropriate load combinations
including live and seismic loading per IBC Section 1605.2. In addition, documentation shall
be submitted verifying the nominal loads have been increased for impact effects per IBC
Section 1607.9.1. The application of the live load factors in the load combinations does not
represent the impact increase.
11.The Main Level Framing Plan on Sheet S21.01, and the Roof Framing and Elevator Roof
Framing Plans on Sheet S21.02, show HSS8 columns in the elevator shaft. See IBC Section
107.2.1. The following comments should be addressed:
a. The extent of the columns is not clear. The columns appear intended to extend to the
underside of the roof, but also appear to extend to the elevator roof. Note that extending
the columns to the elevator roof appears to place them outside the exterior walls.
b. The column on the east side of the shaft appears intended to support the elevator guide rail
on this side. However, Enlarged Elevator Plan 2/A40.01 appears to indicate the elevator
equipment will prevent connections to this post. The design should be reviewed and revised
as needed.
c. The roof plans include the W10 elevator hoist beam. The elevation of the beam is not clear.
The beam is schematically shown between the roof levels in Section 9/A40.01. The beam is
connected to the HSS columns per Detail 7/S50.01. Note that the beams cannot connect to
the columns if they do not extend above the main roof as discussed above.
d. Details are not included for the connection of the posts to the roof framing. See additional
comments below regarding the elevator design.
0 3200 Cedar Street 0 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
age 7of8
