•
Mr. Kurt Nelson
Rice Fergus Miller
Plan Check Number: B2001-027, First Building Review
February 7, 2020
b. Section 9/A40.01 indicates the new wall will abut the underside of an existing concrete
beam at the Main Level. It is presumed that the vertical reinforcement will dowel into the
beam similar to Detail 8/S40.01. However, the wall reinforcement is not centered in the
wall and is anticipated to conflict with the beam reinforcement. A detail specifying the
construction at this location should be included.
Gravity System:
6. The Main Level Framing Plan on Sheet S21.01, and Sections 2/S40.01 and 3/S40.01, specify
framing to support the new concrete deck at the mechanical opening. The following comments
should be addressed:
a. The structural calculations do not appear to include a design for the north and south L4
spanning between concrete slab and exterior wall. Calculations substantiating the design
should be submitted for review. Note that the concrete-topped metal deck is anticipated to
have similar or greater flexural stiffness to the L4 and may act as the primary load path.
Use of a more substantial flexural member is recommended. See IBC Sections 1604.1 and
1604.4.
b. The connections between the north and south L4 and the supports do not appear to be
included in the structural details. Note that the supporting angle in Detail 7/S40.01
upturned and will not facilitate the connections shown in Detail 3/S40.01. Additional details
should be provided.
7. The Roof Framing Plan on Sheet S21.02 shows supplemental framing for new openings in the
existing roof. Previous work performed per Permit No. B1402-011 includes additional framing in
the work area that is not included in the plan. The plan also includes existing framing that is
not shown in the previous permitted drawings. The existing framing in the work area should be
verified and the plan revised as needed. See IBC Sections 107.2.1 and 1603.1.
8. The Roof Framing Plan on Sheet S21.02 shows new 4x8 beams and appears to show
unspecified connections at the beam-to-beam connections. The make and model of the
connections should be specified. Note that the beam west of the mechanical chase opening
does not appear to show connections. See IBC Section 1603.1, 1604.1, and 1604.4.
Lateral:
9. The Roof and Elevator Roof Plans on Sheet S21.02 reference Sections 6/S40.01, 8/S50.01, and
12/S50.01 for the elevator shaft construction. The sections reference the plans for the shaft
wall construction, which does not appear to be specified. The elevator penthouse should be
provided with a vertical lateral system. See IBC Sections 1603.1, 1604.1, 1604.4, 1609.1, ad
1613.1, and ASCE 7-10 Chapters 13 and 16.
0 3200 Cedar Street 0 425.257.8810 j"j ` everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 6 Of'8
