•
Mr. Bryan Ploetz
Sierra Construction Company, Inc.
Plan Check Number: B1904-031, First Building Review
June 14, 2019
7. The Ceiling Plan on Sheet A2.01 specifies lighting for the exterior landings. The lighting shall
specify a minimum 90-minute uninterrupted supply power per IBC Section 1008.3.4. See IBC
Sections 1008.3.2 Item 5 and 1010.1.6.
8. The Ceiling Plan on Sheet A2.01 specifies the location of exit signs. See IBC Section 1013.1.
The following comments shall be addressed:
a. The space includes tall storage racks and equipment that may obscure the visibility of exit
signs located directly above the doorways. The plan shall specify that the signage at the
doors will include both low and high exit signs to improve visibility.
b. The interior exit signs indicate directions to exit doors that are blocked by fences or other
obstructions. Examples include, but are not limited to, the signs at Grids B.4/2.7, C.7/3.3,
E.4/3.3, and G.2/3.3. The location and directions for the exit signs shall be revised.
Additional signs shall be provided as needed to clearly indicate the locations of and paths to
the exits.
c. The exit sign at Grid C.7/3.3 directs occupants toward the exit located within Room 302. An
additional exit sign shall be provided outside Door 302.
d. The distance between exit signs appears to exceed 100 feet at multiple locations. The sign
layout shall be revised as needed.
Miscellaneous:
9. The partition sections on Sheet G0.03 indicate many of the partitions do not extend to the roof
deck above. A detail shall be included providing top-of-partition bracing. Calculations shall be
submitted review substantiating that the bracing is adequate for a minimum 5 psf out-of-plane
load on the partitions. See IBC Section 107.2.1, 1604.1, and 1607.14.
10.The project includes CMU walls around the scrubber dump at Grid C.2/2.3, as shown in Section
3/A4.02. See IBC Section 107.2.1. The following comments shall be addressed:
a. The vertical wall reinforcement for the walls appears to conflict, specifying bars at both 12-
inch and 40-inch spacing.
b. The section should also specify hooks into the foundation as shown in Detail 2/S3.01.
c. The type and size of the horizontal joint reinforcement shall be specified.
d. Section 3/A4.02 is not consistent with Detail 2/S3.01, showing a 1-foot extension of the
slab-on-grade versus no slab extension. The drawings shall be coordinated for consistency.
Structural
1. Structural special inspections are required for this project. A statement on special inspections
has not been provided and shall be submitted with the permit documents. The statement shall
include a table listing each type of special inspection and shall specify the extent of each
inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. See IBC Sections 107.1,
1704.2.3 and 1704.3.
0 3200 Cedar Street 0 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 4
