F <br /> 2 . Where such boundaries are indicated as approximately <br /> following lot or tract lines, such lot or tract shall <br /> be construed to be such boundaries . <br /> 3 . " <br /> Section 2 : That there is hereby added to Chapter 15.04, <br /> City Code of Everett, the following section, to be designated as <br /> Section 15.04.073. <br /> "Section 15.04.073 Agricultural Use Zone <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the Agricultural Use Zone <br /> is to provide for and protect certain areas of the City, that is <br /> deemed undesirable or unsuitable for residential or commercial <br /> uses, so that these areas may maintain their rural character until <br /> such time that the growth of theCity indicates a need for future <br /> transition. <br /> B. PERMITTED USES: <br /> 1. Commercial greenhouses and/or nurseries . <br /> 2 . Veterinary hospitals and/or kennels including <br /> animal runs . <br /> 3. Game or fur farms . <br /> 4. Hatcheries and chicken ranches . <br /> 5. Farming, ranching and horticultural uses . <br /> 6. One residential dwelling unit for each family who <br /> owns, or who is engaged full time in the operation <br /> of any of the above uses . <br /> 7. Accessory buildings for the storage and keeping of <br /> equipment, materials, tools, animals or fowls, <br /> necessary for the operation of any of the above uses . <br /> 8. Special Property Use. <br /> C. CONDITIONAL USES: <br /> The following uses are permitted only by special permit <br /> by the Planning Commission: <br /> 1. Stock yards . <br /> 2 . Slaughter houses . <br /> 3. Transient workers housing. <br /> 4. Mining and peat removal and processing. <br /> D. MINIMUM LOT SIZE; GROSS FLOOR AREA; AND YARD <br /> REQUIREMENTS: <br /> The minimum lot or tract size in this zone shall be <br /> five (5) acres; EXCEPTION: where a tract has less area than herein <br /> required as shown by the last conveyance of record at the time <br /> of passage of this section of this ordinance, this regulation <br /> shall not prohibit any of the above uses . No gross floor area <br /> ratio or yard requirements shall be applicable in this zone, <br /> however, no structure shall be built, erected or placed within <br /> 50 feet of the centerline of any public or platted road.
