The project includes a kitchen and restroom (i.e., Rooms 108 and 109) that are identified on Sheets
A1.0 and A2.0 as future work that is not in the current contract (NIC). The reflected ceiling demolition
on Sheet AD2.0 should be similarly identified as NIC. Elevations and Room 109 on Sheet A7:0
should be removed. Alternatively, NIC-references should be removed Sheets A1.0 and A2.0. See
IBC Section 107.2.1.
See revised Sheets AD1.0, AD2.0, A1.0 and A2.0.
2. The proposed project includes a single -user unisex Toilet Room 109. The proposed space has an
occupant load of 35 per the `Project Data' section on Sheet G1.0. Separate facilities should be
provided for each sex. Alternatively, document should be submitted for review substantiating that the
proposed restroom is not required (i.e., existing restroom facilities are adequate for the occupant load
in the proposed work area. The facilities supporting the work area should be identified in the Key
Plan on Sheet G1.1. See IBC Sections 2902.1 and 2902.2 Exception 2.
The Clinical Analytics Group is part of the same hospital tenant function of the hospital
building. Section 2902.3.2.2 allows supporting public and employee restroom facilities to be
located one floor above or one floor below the work area, which also is within a 500 foot travel
distance. See revised Sheet G1.1 First Floor Key Plan and added Sheet G1.2 Second Floor Key
Plan identifying existing restroom facilities that support this work area without the proposed
new Toilet Room 109.
3. Access to Toilet Room 109 is provided through Kitchen 108. This is not permitted and should be
revised. See IBC Section 2902.3.1.
See revised Sheet A1.0 for revised Toilet Room 109 location.
113
