Please review and respond to the comments below.
1.' Please include a contract price of work on the building permit application as
this item was left blank on the application.
2.On the construction drawings, it is unclear what building code is being used
to construct the proposed improvements. The proposed improvements are on a
single family home. For the purposes of the review, it is assumed that the
proposed improvements are being constructed under the 2015 IRC provisions.
Please confirm and update the drawings to reflect the building code basis in
which the proposed work is to be permitted under. IRC 106.1.1.
3. The site plan for this project appears to be missing from the submittal. The
submittal documents should include a site plan. For reference, please refer to
the Residential Construction Submittal Checklist and the City of Everett (CoE)
Std Dwg: 101 (Sheet Cl) containing the requirements to prepare a site plan. IRC
R106.2.
4. The construction drawings do not appear to have a drafting scale applied to
the set. The plans should contain an architectural scale and an engineer's scale
(for site plans). For reference, please refer to the Residential Construction
Submittal Checklist for minimum requirements on scaled drawings. IRC
R106.1.1.
5. From the construction drawings, it unclear what new work is being
constructed versus the portions of the existing building to remain. For example,
the plans currently contain numbered items and bullet points, but it does not
clarify items such as which walls are being constructed and demolished
throughout the structure as well as indicating the installation of new
mechanical and plumbing fixtures versus the existing. Please clarify on the
plans. IRC R106.1.1.
21
