6. The description of work on the building permit application appears to include "framing repair on <br />exterior" with accompanying structural calculations. On the First Floor Plan sheet, the construction <br />drawings currently indicates "sheer wall like & kind", but does not have the means to refer to the <br />structural calculations or details via either section cuts or references to the structural calculations. <br />Please clarify the shear wall construction either with references and/or added details to the <br />construction drawings. IRC R106.1, R106.1.1. <br />7. The description of work on the permit application includes "kitchen reconfiguration;' but the <br />construction drawings do not indicate that the scope includes a reconfiguration. Instead it includes <br />a laundry room wall as shown on item 1 of the First Floor Plan Sheet. Please clarify the scope of the <br />project and revise construction drawings and/or the permit application accordingly for consistency. <br />IRC R106.1.1. <br />8. On the Basement Floor Plan sheet, item 1 indicates the addition of 2x4 framing. Please indicate <br />where the framing is occurring and if it is load bearing or non -load bearing framing. If the proposed <br />framing is creating habitable spaces, please indicate on the plans the dimensions of these spaces to <br />demonstrate the proposed spaces are in compliance with the areas, horizontal dimensions, and <br />ceiling heights. IRC R106.1.1, R304, R305. <br />9.On the Basement Floor Plan sheet, item 3 indicates the construction of a new bathroom. It is unclear <br />on the plans what dimensions are being used to locate fixtures as they do not appear to be shown. <br />New fixtures are required to maintain a minimum spacing per IRC R307. Please revise drawings as <br />required to demonstrate compliance. <br />10.On the Basement Floor Plan sheet, it appears that egress windows are proposed to be installed. For <br />the purposes of review, this would appear to indicate that these are intended to function as <br />emergency escape openings and would be subjected to the requirements of IRC R310 and it's <br />subsections. Please demonstrate on the plans that window openings are meeting the required <br />locations, dimensions, and areas. Also, habitable areas in basements would appear to require the <br />construction of a window wells where emergency escape openings occur. Please provide additional <br />details indicating the installation of window wells. Please revise plans are required. IRC R310 and <br />their subsections. <br />11. Given the construction of a new bathroom, it is unclear if the stairwell is to be being modified to <br />accommodate the proposed bathroom's construction. Please demonstrate on the plans that <br />stairwells are maintaining the required clearances for widths to maintain egress and use. IRC R311.7 <br />and their subsections. <br />12.On the Basement Floor Plan sheet, the exterior stairwell leading to the basement appears to have a <br />wall on one side, but appears to be open on one side. The would appear to indicate that guardrails <br />may be required per IRC 312. It also unclear if handrails are being provided at this stairwell. Please <br />revise drawings as required and clarify with building sections and details. IRC 311.7, 312 and it's <br />applicable subsections. <br />13.On the Basement Floor Plan sheet, exterior stairway illumination appears to be missing from the <br />plans.
