C <br />14.On the Basement Floor Plan Sheet, item 2 calls out "11-5". Assuming this is a reference to insulation, <br />please indicate on the plans were this is to be installed as this is unclear what the intent of this plan <br />note is demonstrating. Please note, if this is intended address issues associated with the building <br />envelope, insulation requirements are subject to the provisions of WSEC R503.1.1. Please clarify on <br />the plans and revise as required. IRC 106.1.1. <br />15. On the First Floor Plan sheet, the construction documents indicate that.the 2-car garage is proposed <br />to be reverted. Please clarify as it is currently unclear if the space is to become a 2-car garage from <br />it's previous permitted use or if the 2-car garage is the existing condition and is to return to it's <br />previous permitted use. Assuming that the 2-car garage is the proposed use on the plans, the <br />reversion is required to comply with the 2015 IRC requirements such as maintain the fire separation <br />requirements between the residence and the garage per IRC R302.6. Please verify and provide wall <br />construction details indicating the required fire -resistive construction materials at the walls and <br />floors separating the residence from the garage as required. <br />16. On the First Floor Plan sheet, item 2 appears to be left blank. This appears to be a drafting error. <br />Please clarify or revise drawings to omit extraneous plan notes. IRC R106.1.1. <br />17. The Basement and First Floor Plan sheets have exterior doors and appear to be missing landings on <br />one side of the exterior door. Please indicate and provide details for landings on the plans. IRC <br />R311.3. <br />18. Given the description of the work, it is unclear on the plans if smoke alarms and carbon monoxide <br />detectors are being installed or updated throughout in the residence per IRC R314.2.2 and R315.2.2, <br />respectively. Please indicate and locate smoke alarms and carbon monoxide detectors in <br />accordance with IRC R314 and R315 and their subsections. <br />19. Please indicate the local exhaust systems used on the proposed bathroom, kitchen, laundry room as <br />these appear to be missing from the plans. IRC M1507.4. <br />In order for the processing of your application to continue, it will be necessary to provide the Building <br />Division with two new sets of revised construction documents reflecting the corrections requested. <br />Please include a response letter indicating how the corrections were resolved. <br />All codes cited refer to the 2015 International Residential Code (IRC), 2015 International Building Code <br />(IBC), 2015 International Existing Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 <br />International Mechanical Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as <br />amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br />standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI <br />A117.1).
