The permit response indicates that existing <br />ceiling construction would not be updated to address the residence -garage fire separation <br />requirement. However, the second floor appears to contain habitable space (sleeping area) <br />above the reverting garage space. Please verify that ceiling construction is to be updated in <br />accordance with IRC Table R302.6 and revise plans as required. <br />18. This comment has not been adequately addressed. Please locate each new smoke/CO alarm in <br />the house on the plans. IRC R106.1.1. <br />19. This comment has not been adequately addressed. Please specify the local exhaust systems and <br />their locations on the plans. Pre -con meetings cannot substitute for providing construction <br />documents demonstrating code compliance on proposed construction. IRC R106.1.1, M1507.4. <br />20. The proposed replacement deck in accordance with IRC R102.7.1 is new to this re -submitted <br />drawing set and appears to be missing the following items: <br />a. A guardrail system. The proposed elevation of the deck is 5'-6" (assuming this is the <br />final elevation from finished grade). Please provide construction details for a guardrail <br />system to be installed that includes addressing the construction of the guardrail <br />connections to the floor framing system. IRC R312 and applicable subsections. <br />b. Details addressing lateral connections per WA State amended IRC R507.2.4. Please <br />provide construction details for these connections. <br />c. Locations on the plan showing where each footing/pier block for the deck posts is to be <br />constructed as well as size of footings. IRC R106.1.1. <br />d. Beam sizes where the proposed joists are spanning to between the existing house the <br />end of the deck. IRC R106.1.1, WA State Interpretation 16-11. <br />e. Joist sizes proposed to be shown spanning between the existing house and the beams <br />(see item d.). IRC R106.1.1, WA State Interpretation 16-11. <br />f. A landing at the bottom of the stairway as the existing concrete pathway does not <br />appear to meet the bottom of the stairway. It appears to be in close proximity, but is <br />not at the bottom of the stairway as required. IRC R311.7.6. <br />g. Hardware callouts and details showing the connections of the posts to beams, posts to <br />foundations, posts to joists, beams to joists, joists to ledger. IRC R106.1.1. <br />h. The species of wood for the replacement deck. IRC R106.1.1. <br />L A verification via engineering analysis that the existing walls that are receiving the <br />proposed new ledger and joists are sufficient to the carry the new vertical and lateral <br />loads. Please note if the existing dwelling's walls are not intended to support the <br />vertical loads of the deck replacement, please provide details indicating that the <br />replacement deck can independently carry the design vertical loads by providing a direct <br />load path to a foundation without transferring through the existing residence's <br />foundation.
