Please see below for a description of corrections
along with a corrected set of architectural and structural drawings with clouded changes.
Item #2 viii
The parking system does not use a "designated space" for loading. The upper and
lowest spaces only move up and down and the main level spaces move side to side as needed to
allow an upper (or lower) empty space to come up or down. As mentioned before this happens
quickly but "open" spaces are typically at parking grade level so a vehicle could pull directly in
and no queuing would hopefully be needed. Also, with the few spots this garage has I wouldn't
foresee cars backing up into Broadway because of this system, they could simply go around a
waiting/parking car to the next available spot.
Item #4
a.) See revisions on sheet A1.03 and landscape/site plans; A 42" wood slat fence (similar
style to the fence on the adjacent Starbucks project), with a 3'-0 landscape buffer
between the sidewalk and the open space has been added.
b.) There will be no storm water facilities in the lawn area. An area drain is shown on the
civil plans for any water accumulation, but this drain will likely be located within the
planting edge and not in the lawn area. All other usable open spaces have a minimum
of 15'.
c.) The open space calculations have been shown on the landscape plans. See revised
sheet A1.03.
If you have any questions or need additional information please feel to contact us.
Sincerely,
Jason Andersen
K& Development
