Proposal for Geotechnical Engineering Services Proposed Apartments: 1020 North Broadway, Everett, Washington September 27, 2017 I Plate 2: View from 1 1 1 northwest corner of - site to the south. tq MP 1111 Pie; in n ' 2017/08/10 The site slopes down gently from the southwest to the northeast, with about 5 feet of elevation change across the site. The site contains an existing restaurant building and asphalt parking areas. A 2- to 4- foot high concrete retaining wall is located along the west property line, south of the existing restaurant building. The existing restaurant building will be demolished to make way for the proposed development. Plates 1 and 2 (previous page and above) illustrate the general site conditions. We understand it is planned to develop the site with a seven-story, 140-unit apartment building. The building will consist of five levels of wood-frame construction over a two- level parking garage. The lower level of the parking garage will be accessed from North Broadway on the east side of the site while the upper level will be accessed from Broadway Avenue on the west side of the site. The ground level of the building will have a finished floor elevation of 109 feet. We estimate cuts of two to ten feet deep will be needed to achieve construction subgrade elevations. The deepest part of the excavation will be on the west side of the site and will extend up to the west property line. The excavation will daylight to the east. The conclusions and recommendations in this report are based on our understanding of the proposed development, which is in turn based on the project information provided. If the above project description is incorrect, or the project information changes, we should be consulted to review the recommendations contained in this study and make modifications, if needed.
