Proposal for Geotechnical Engineering Services <br /> Proposed Apartments: 1020 North Broadway, Everett, Washington <br /> September 27, 2017 <br /> I Plate 2: View from <br /> 1 1 1 northwest corner of <br /> - site to the south. <br /> tq MP 1111 Pie; in <br /> n ' <br /> 2017/08/10 <br /> The site slopes down gently from the southwest to the northeast, with about 5 feet of <br /> elevation change across the site. The site contains an existing restaurant building and <br /> asphalt parking areas. A 2- to 4- foot high concrete retaining wall is located along the <br /> west property line, south of the existing restaurant building. The existing restaurant <br /> building will be demolished to make way for the proposed development. Plates 1 and 2 <br /> (previous page and above) illustrate the general site conditions. <br /> We understand it is planned to develop the site with a seven-story, 140-unit apartment <br /> building. The building will consist of five levels of wood-frame construction over a two- <br /> level parking garage. The lower level of the parking garage will be accessed from North <br /> Broadway on the east side of the site while the upper level will be accessed from <br /> Broadway Avenue on the west side of the site. <br /> The ground level of the building will have a finished floor elevation of 109 feet. We <br /> estimate cuts of two to ten feet deep will be needed to achieve construction subgrade <br /> elevations. The deepest part of the excavation will be on the west side of the site and will <br /> extend up to the west property line. The excavation will daylight to the east. <br /> The conclusions and recommendations in this report are based on our understanding of <br /> the proposed development, which is in turn based on the project information provided. If <br /> the above project description is incorrect, or the project information changes, we should <br /> be consulted to review the recommendations contained in this study and make <br /> modifications, if needed. In any case PanGEO should be retained to provide a review of <br /> the final design to confirm that our geotechnical recommendations have been correctly <br /> interpreted and adequately implemented in the construction documents. <br /> 17-233 1020 North Broadway Page 2 PanGEO,Inc. <br />
