SITE PLAN
1. Show heat pump locations on site plan.Note:Mini-split heat pumps are required for each unit—please contact
Jeff Heilman in Building at 425.257.8976 if you have any questions. Heat pumps cannot encroach into the front
or side yard setback(Planning Comment 7 of REVII 17-005).
2. Provide height calculations in accordance with the building height handout(Planning Comment 1 of REVII 17-
005).
LANDSCAPE PLAN
1. In accordance with EMC 19.33G.080.B, 25%of this site is required to be landscaped. Up to one-third of the
required landscaped areas may be for active or passive recreational use, or for use by pedestrians(EMC
19.33G.080.B.1.b). Please provide a landscaping plan, prepared in accordance with EMC 19.33G.080 and
19.35.100, showing how you are meeting these requirements on-site (Planning Comment 4 of REVI117-005).
Note:the plan should clearly show proposed planting species and materials that meet the Type requirements,
not just list Type III.
2. The planting beds should be a larger and more prominent feature of the landscaped courtyard common open
space—clearly show the planting bed dimensions and pedestrian path locations on the plan.See
EMC19.33G.060 for open space requirements and Figure 25 for a "landscape courtyard" example.
General note: New buildings proposed within 1 foot of a required setback require a survey. Property corners must be
clearly staked by a licensed surveyor to confirm setbacks in the field upon inspection.
These comments are only in relation to the zoning code and do not account for all possible comments/correction from
other departments.Upon submission of the revised plans your application will be given priority and plan review will
resume. Please include a Transmittal Sheet(available online at https://everettwa.gov/169/Permits or at the Permit
Services Counter-2nd Floor,3200 Cedar Street) with your resubmittal.Additional comments or corrections may be
required upon review of the requested information. You can reach me directly via email or by phonme at 425.257.7275
if you have any questions.
Thanks,
Kelsey Heyd
Assistant Planner
City of Everett Planning Department
Direct:425.257.7275
Permit Services:425.257.8810
NOTICE: All emails, and attachments, sent to and from City of Everett are public records and may be subject to disclosure pursuant to
the Public Records Act(RCW 42.56)
N
IS;f
