Staff Response:The amount of open space required is 400 square feet. Common open space on the site plan dated <br /> March 6,2017 is proposed at 555 square feet and private at 192 square feet, for a total of 747 square feet.The <br /> buildings have been placed at the front and rear setbacks so as to provide as much usable and accessible open <br /> space as possible between structures.The modification will not result in a loss of dimensional or square footage <br /> requirements for common open space.The subject property and surrounding properties will also benefit from a <br /> larger street presence along Hoyt Avenue,with the proposal for larger porches with weather protection exceeding <br /> the minimum standards. <br /> Criterion No. 4:Visual impact to surrounding properties caused by parking facilities in the proposed <br /> development and whether such impacts are less than would result from compliance with the design standards <br /> proposed to be modified. <br /> Staff Response: This criterion does not apply.
