3. Garbage/dumpster screening is required in accordance with EMC 19.33G.090. <br /> 4. Landscape Plans.A Landscape Plan,meeting the requirements of EMC 19.33G.080 and 19.35.100 is required <br /> to be submitted with the Public Works permit application. Landscape plans must be prepared by professionals <br /> licensed or certified in Washington State. The landscape plan may be incorporated into the site development <br /> plan or provided separately.Prior to issuance of any permits,landscape plans must be reviewed and approved <br /> by the Planning Department as provided by the Landscape Plan Requirements of EMC 19.35.100. <br /> 5. Landscaping must be inspected and approved prior to final occupancy of the building. <br /> 6. A minimum of two off-street parking spaces must be provided for each unit. <br /> 7. Heat pumps and other air conditioning equipment shall not be permitted within a required front or side <br /> setback area. <br /> 8. Open Space.Open space for each unit shall be provided and maintained in accordance with EMC <br /> I9.33G.060.The common open space shall feature paths,landscaping,seating, lighting and other pedestrian <br /> amenities. The private open space(porches)fronting Hoyt shall include railings for added street presence and <br /> neighborhood compatibility. <br /> 9. Foundation Materials. Plain concrete more than 3 feet above the finished grade adjacent to the foundation <br /> wall is prohibited and needs additional color or texture in accordance with EMC 19.33G.070.B.6. <br /> 10. Fences/Retaining Walls. Fencing shall adhere to requirements of EMC 19.33G.080.B.4 and 19.39.070. <br /> Retaining walls shall adhere to requirements of EMC 19.33G.080.B.5 and 19.39.150.C.5. <br /> 11. Correct lot size to 6,000 square feet on plans. <br /> 12. Any changes to the plans dated March 6,2017 require Planning Department approval. <br /> Engineering/Permit Services Department Comments—Benyam Stephanos—425.257.7289: <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department, showing site parking layout, <br /> landscaping,utilities,storm drainage,temporary construction erosion control,and all required improvements <br /> in the public right-of-way. Public Works Department approval of these drawings is required prior to any <br /> permits being issued. All improvements shall be completed,approved and warranted before the Occupancy <br /> Permit is issued/final approval is granted. <br /> 2. Full standard half street improvements are required,including but not limited to curb, gutter,sidewalks,street <br /> widening and drainage control per City Design Standards. <br /> 3. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br /> 4. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 5. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with Ordinance 3095-08 and <br /> subsequent revision are applicable. These charges are based on projected water usage and can be substantial. <br /> Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges prior to building <br /> permit application. The actual charges shall be computed by the Public Works Department per the ordinance <br /> Page 3 of <br /> R !#17-005 <br />
